Finally bought my new house!

Feeling so much less stressed after today. After months of things changing and nothing being settled, we have finally chosen and reserved our new home

For those interested, these are the details:

It is a stone, new-build 3 bed, 3 story town house.

Drive leading to single garage (17?5? x 8?7?), to right of house. Door into lobby of house from garage. Enclosed bin store by garage door.

Footpath leads to front door, and into lobby

Lobby leads into corridor. Off which is the downstairs cloakroom (6?9? x 2?10?). Also staircase. Ahead, door leads to utility room (6?7? x 5?10?) with door to garden. To the right of the corridor at back of house, door leads into family room (9?2? x 9?0?), which has french doors onto patio and then onto fenced, lawned garden.

Staircase leads up to first floor.

To the front of the house is an L shaped lounge/diner (17?5? x 16?1?). To the rear is a kitchen/breakfast diner (16?1? x 9?4?).

Staircase in landing leads to second floor.

To the rear of the house, on the right is the master bedroom (11?4? x 9?0?) with fitted wardrobes and en-suite shower room (6?8? x 5?10?). To the front of the house, to the right is bedroom two (8?9? x 8?4?) with fitted wardrobes. To the left is bedroom three (11?1? x 6?11?). A family bathroom (6?9? x 5?7?) is in centre of the house.

We will get to select:
? carpets/laminate/Kardeen flooring throughout
? tiling choices for cloakroom, bathroom and en-suite
? kitchen and utility units and work surfaces
? tiling for kitchen and utility

There are also other options we will look at too, such as:
? removing the fireplace (get credited for this as we don?t want one ? DH?s wants the space for his Plasma!)
? upgrading wardrobe doors (not likely to I don?t think)
? upgrading hob/oven/sink in kitchen from white to stainless steel (pretty likely we will)
? moving a unit to allow for fridge freezer, rather than separates (yes)
? purchasing a dishwasher as plumbing is already there (yes, definitely)
? possibly buy new fridge/freezer, washer and dryer (maybe, as ours are getting older)
? (maybe) put a shower over bath in family bathroom
? broadband point somewhere (if possible!)

3 bed town house

This one is in the very same new estate. Slightly cheaper than buying new, as there are still new ones (well, now 2 left) available. Other houses on estate are mainly massive 5 bed detached homes, and a few apartments.

Estate was an old isolation hospital. It is right on the very edge of Sheffield; next to the estate is the peak district! Estate is lovely and well thought out. Has lots of green areas, a village green, duck pond, bridle ways, children?s playground, mini football pitch and an all weather surface pitch. Both the primary and the secondary schools are very good.

So, very different from our city living, but very excited. It?ll be ready for around June time. We put our reservation fee down today, we go into to choose colours, etc. in two weeks and we exchange in 6 weeks.

Oh no. I guess they are trying to contact the sellers then. Hope it is soon. Did the estate agents seem positive - or were they as vague as usual?

I've just had a call from Mortgage Talk - on behalf of the house company. They need to talk to us to check us out to make sure we can actually afford the house we have reserved. No doubt they'll try and get us to take a mortgage with them (not likely to!) so I ahve told them to phone Dh at work tomorrow.

Definitly. DH deals with all that anyway, and as he has sevral IFA contacts I highly suspect he will deal with them rather than Mortgage Tak. It was compulsary for us to speak to them a bit though - the house company arrange it immediately - just to check that we are who we say we are, and we are actually financially able to proceed. Because obviosuly we would hand over a non-refundable £1000 yesterday if we wasn't sure, wouldn't we?!?

There appears to be a problem. Looks like the buying of the house is off - at least temporarily. Not sure why yet. Hoping to speak to DH later after he has phoned the house company back. Feel a bit fed up right now. Oh well.

oh no why?

if your looking again it might be worth getting details off of Merlin estates, the uni are selling off a load of there old housing stock very cheaply, there are a couple we are interested in 5 bed houses for 199k!! in really good areas, hunterbars ect. We stil cna't afford to move but they are such bargins!

Hulababy - how stressful is house selling/buying - the last 7 months have been the most stressful of my entire life and it's not over yet either
