Estate agent came this morning and we are now offically "for sale".

I didn't want to be here so I let Dh deal with it all and he made the EA out it on for £1000 more that he suggested.

So if anyone has £216,950 knocking about........

Gutted really but that's a whole other story.

Good luck! It's so stressful.

We have just sold ours, subject to contract, this week. No chain involved and a client of DHs so hoping for no glitches. He's wanting a quick sale too, but we will rent from him short term if need be.

We are hoping to buy the house we like today. But it has gone to sealed bids - we should kow by close of business today. Biting my nails!

Me too. DW used to work for an estate agents so she's got a few connections in town. The market is dead but be patient, January is the hottest time of year with everyone getting Christmas out of the way and wanting to move in by the Spring.

DW's old colleagues are litterally playing video games on their PC's right now up until Christmas. No one seems to be coming through the door.

Great news Hula. Off to suburia for you (I remember you first thread about moving)

I do want to move, just want to take this house with me. My youngest 2 ds's were born in this house so I feel a very emotional bond with it. Gutted that a stranger will have to break my bond with it.

Well - not really suburia as such in the end. The house is still only about a mile at the most from city centre - can walk it without too much hassle, and a very quick and regular bus route. And round the corner is Ecclesall Road - the road for the restuarants, bars, etc. And a big park also with loads of grass and swings, etc.

One of my friends and her partner have made the life changing let's move out our flat into a family home and have kids decision - they are going tos tart trying May 2006!

So of course the estate agent came round to their flat to value it etc said "it's only serious buyers at this time of year cos in January everyone looks at houses! have you heard anything like it"?? I bet you though they'll sell in like 2 days

Estate agent told us we would sell ours in 4 weeks this was in August!

May 2006! Giving themselves time to get used to the idea then? When me and Dh made the decision, we figured we may as well start trying straight away! Glad we did now as she took so long to arrive.

Our apartment took 3 and half months to get an offer. Then it was only because DH knew his client might like it - nothing to do with estate agents.

Welcome to the gang Emmatmg! Ours has been on since July and only had 3 viewers. Most stressful. Waiting for the January rush to but have not been impressed with agents so have 'given them notice' today and will keep it off mkt for weeks over Xmas and back on with someone new in Jan.

Well, it looks like I'm a graduate already!!

We went for a second viewing at the Gloucester house and it's much nicer than we remember(still needs lots of work though) and on the way home today we had an offer on our house of £215,000. We've put a lot of effort and work into this house over the few years we've been here and as I'm gutted to sell it I wanted nearer the asking price.

20 minutes later the EA phoned back and said "Congratulations, Mrs emmatmg I'm pleased to say that Mrs buyer has offered the asking price" He also said that we are the first people to get the asking price on their property in about 3 months. Any offer at all was lucky but asking price offers just were'nt happening at the moment. Kind of hoorah again.

We're now playing the property game they way 'kirsty and Phil' do and have put an offer in. A stupidly low offer that we knew would be rejected and we're building up slowly. They house has been on the market since March with only a few viewing so we'd be remarkabley unlucky to lose it now. Just got to play the game

Well done emmatg - we have a total dirth of viewers, one last week and two the week before. Now decided that nothing is going to happen until next year.

Seriously I think a lot of buyers are putting things off a little just in case there is a property crash. But assuming interest rates don't rise, not looking likely, good fixed rate mortgage deals starting to creep back then hopefully a plateau. So this buyers will be knocking on our doors in the spring - thats what I tell myself anyway !!!

OH MY GOD !

We got the house!

and for £3000 less than we're selling ours!!!!!

I just can't believe it's happened so fast, I'm pleased but gutted all at the same time. I didn't expect it to go this quick, especially after reading all you stories and I have 2 close friends who have been on the market for ages here too.

I suppose I should thank my lucky stars really.

I don't know anyone that's sold and bought as quick as you!!! How bizarre that your new house is cheaper than the one you are selling! Are you changing location altogether?

Yes, goobleigook we're in Surrey at the moment and will be moving to Gloucestershire.

If we wanted to buy the same type of period property around here with the same size garden and same location we'd be looking at about £380,000 and that would be lucky find too. It's outrageous, isn't it?
