Right - any decent places to live within an hours commute of Luton

DP has aceepted a job there he can commute from where we live in Lincs but relocating may be an option
But what we have now is good and good value

DS1 13 in grammar school
DD some minor SN due to start tiny lovely village primary in Sept (11 in reception class all of whom she goes to pre school with)

Large 4 bed house lovely garden semi rural in nice village.

Need house prices under £270k

Is there such a thing?

Am deeply unwilling to move so am not expecting anything to turn up

We're the other side of Beds, but IL's live that way and I think you might be hard pushed to find something in that price bracket an hour from Luton in a village tbh.
Not much help, I know. There's some very nice villages between Leighton Buzzard and Dunstable but they are v. expensive.

west side of wgc is nice, but might be hard pushed to find something in budget.

wheathampstead? plenty of villages between welwyn Gc and luton.

Hertfordshire is expensive - you'd be looking at two beds or not v. nice area for £270k round Harpenden or St Albans. Sorry! Friend of mine was going to buy in Ampthill in Beds which is apparently v. nice.

harpendden and st albans are more expensive areas

there are some villages around the hitchen/stevenage end as well.

Problem with Wheathampstead is that children have a hard time getting into good secondary schools in Harpenden or St Albans - LEA stuffs up every year.

I like the houses in the centre of WGC, the ones that were put up when it was first developed in Queen Anne revival style. Lovely.
