Right - any decent places to live within an hours commute of Luton

DP has aceepted a job there he can commute from where we live in Lincs but relocating may be an option
But what we have now is good and good value

DS1 13 in grammar school
DD some minor SN due to start tiny lovely village primary in Sept (11 in reception class all of whom she goes to pre school with)

Large 4 bed house lovely garden semi rural in nice village.

Need house prices under £270k

Is there such a thing?

Am deeply unwilling to move so am not expecting anything to turn up

there are some gorgeous places on the west side, and the best school is on that side as well.

There are lovely villages in North Herts (I'm in one - 5/10 mins from Luton), but you won't get that sort of house for under £270k. For example, a small 4 bed semi has just gone on the market up the road from me for £450K, and locals are shocked that the asking price is unusually low.

Houses are cheaper in Beds, and there are some lovely villages, but you need to pick your area carefully as some of the secondary schools are very poor.

Might be possible to get something in Welwyn or Letchworth for around that price, probably ex-LA house.

What about Cambridgeshire? Some nice vllages there. Again, look carefully at schools. SIL lives in a Cambs village, but comes under Beds for schools, and her childen are faced with a choice of 2 very poor secondary schools (and a middle school system).

I am an expat kiwi my ds1 was born there I moved here when he was 3 - 10 yrs ago.

Cambridgeshire looks a bet would still mean an hours commute but that halves it and we still get reasonable value for money
I used to live in Peterborough and know the area well ish, but then again was glad to leave it too

Welwyn Garden City is really nice and you might find a property for that price. Have a look on Rightmove.

Look at Northamptonshire - some really pretty villages, and amazing value for money. I don't think it makes sense to look to the south-east of Luton, as many people have suggested on this thread, it's just too pricey. Haven't been there for years, but Towcester used to be a lovely little market town less than an hour from Luton - just had a quick look on rightmove, and you could get a 4 bed house with a garden in your price range. Nice villages near it too. Don't know about schools, though, sorry.

Piffle, I don't want to say where I live but it's within an hour of Luton, email me (I think you have email address). But I think there are plenty of nice places between Luton and Northampton and you'd def get something for £270k.
