Brighton People - where to live, Preston Park or Seven Dials?

I wondered whether I could get an insider view of those 2 areas? We live in London and after nearly a year of looking have found not one, but two houses we like. Schools aren't an issue (we equally like Downs/Davigdor, and are equally unlikely to get into either), so wondered what the Brighton view of the two areas is.

I always thought I would prefer Hove - closer to the sea etc, but the house (and garden)we have found in Preston Park is bigger. What are the reputations of Preston Park/seven Dials, which would have the most toddler groups, erm, anything else?? (I have children ranging in age from 1 to 7)

Typical, we were despairing of ever finding a house, and now we find two!

god, i would live in either of those roads - they are lovely. agree though that the beaconsfield villas house will be bigger.

Nick Cave has also been spotted locally whilst doing the school run.

And we have nice pubs around the Dials like the Chimney House & the Prestonville which are child-friendly but still manage to serve decent booze.

I went to college near Preston Park (it was an annexe of the Poly so a long time ago, obv) and lived nearby too, in Braybon Ave - lovely area for kids IIRC (my landlady had 3 little ones and a huge garden).

No I have just moved here 2 weeks ago but there is a house 3 doors from me for sale and one directly opposite.How weird!I love it here gorgeous garden and big rooms

Isn't Beaconsfield Villas part of the main road one way system? I live on a fairly busy road and I really regret it.

Cissbury is a nice Road. I like those roads which go off Old Shoreham and isn't Cissbury a dead end? Which would make it nice and quiet.

i have seen nick cave too. looking tres normal with kids and wife. of course i was star struck inside but disinterested on the outside.

House on BV is really lovely, big rooms and lots of them and big garden. BUT it is £100k more than the other one which is definitely a factor in deciding.

nearest school is Rudyard Kipling.....

it's a possible exchange, going to view on Saturday - just that I'm waiting for a place through the council and think I may be in for a long wait! Sad

don't want to be stuck somewhere way out though, as don't drive, and me & kids used to London so we may go dolally!

I know that Cowley Drive is pretty minging,
we went to look at a house there and it was massive with big garden and great views but so far out and pointless if you don't drive.
