Found THE house, making an offer in morning....very nervous!

couldnt have found a better house.
excellent location for everything dd's school, park, town, pictures, pubs, shops etc, but far enough away from them to be a nice area.
amaising house!, exact layout we discussed(two totally separate receptions nice garden, 3 beds.
already been under offer up to very last minute then old buyer pulled out because of extra land prob(nothing major), seller offered extra £2500 to buy land once completed but they pulled out...so here WE AREGrinGrinGrin
funny thing is..shes also a child minder! so all house is perfect for my inspection when we get moved inGrin
just v.v.v.v.v.v.nervous about putting offer in tomorrow and worried about our buyer oh my..am vvvvvvvv.nervous!

have been on cloud nine since yesterday!
we turned up half and hour earlier than she expected cos estate agent got it wrong! so she apologised for mess....there where a couple of cups on drainng board!!!!!..as i was walking through house i started going goose pimply and i was thinking if dp doesnt like this one im gunna scream!..but as we got outside after nettering to them for ages about hosue/childminding/land etc..we sat in car for 5 mins then decided we had to go back in to see if anyone else was vewing b4 estate agent reopened..no!..told them we wanted house and asked if they were looking for asking price(i was either very brave or very cheeky!)..he said best to put an offer in to agent and go from there, but then thats when he told us that he offered old buyer £2500 to organise buying of extra land so they could move, but they turned it down, so we think we'll get that off, but gunna go £500 more below it..will deff go up to asking if needed, but i think as they have already found something and their seller waiting, they know we(touch wood) in v.good position.so..fingers, toes, legs..everything crossed!!!!!

wouldnt care we out all day at theme park with dd for her third birthday tomorrow..so its gunna be manic!

i know seems that way with this!
plus very very clever daughter whos just turned 3 (today..happy birthdaySmile)..likes to be a fairy and grant me wishes..both have now come true and today i asked her to grant me one more which was that we got the house for£xxxxxx...that same minute agent came back to say at extra £1'000 and its a deal!!!!..shes wasnt far of the mark!!!!

i'm being a cheeky bugger and looking at houses i can't afford and offering them what i can afford as i've sold and they desperately want to move! Not sure if they'll take £25k off though.. one i looked at yesterday said they would accept £20k under asking price...

sellers wont put house under offer until we can give agent our mortgage details..so constantly rang mortgage company today as i was told would be so easy to 'port' to new house with them and pay much less than the 3k redemption..WRONG..when the stupid woman dealing with it finally rang me back it seems that even though the new house is cheaper, they wouldnt offer us as much and would take 3 weeks to 'authorise' mortgage!!!
i want it done like yesterday as I AM NOT GOING TO LOSE THIS HOUSE!!!!

Took 3wks from finding my dream house to getting offer accepted - 3 offers with vendor playing hardball, DH needing manipulating (ahem) each time and vendor giving his phone to a mate without telling estate agent so each offer took 48hrs to get a response.

well adviser we are using is based in rival company so i highly doubt they will be very helpful towards him even though they are getting a sale out of it!
but i do know that once we have it sorted tomorrow and i ring to let them know, the deal is they NOW take it of market as im not p***g about while they still let people see house..this buying and selling lark is stressful enough!
p.s..dp is going to see about taking a few hours off work in morn so we can both go and sign whatever needs doing without delay, so keep your fingers crossed for me!Smile

alliebongo, i posted on here last week or so about house we found that i loved, was ideal and then our buyer pulled out so we lost it...devastated!..then on off chance at wekend we looked aty house just come back onto market cos of last buyer dropping out and it is (and bloody well will be mark my words!Angry) our perfecct house...keep optimistic, my dp was and weve got(hopefully) exactly what we wanted!
