Gomez - 4 bed detached in Falkirk. They wanted oo 136k, I have offered £145k. Its really as high as I can go, and the house nextdoor was on at FP £145k, but someone sneaked the offer in before me!!

Just putting a verbal offer in just now through the EA to test the water to see if its worth my while getting a survey done and getting my Solicitor involved.

Why do I feel so sick?????

Its on Slater Hogg website, can't post links to it though for some reason!!! If you want to have a look search under Falkirk, Min 4 bedrooms, Price range 125-150k..... Its Keppock Place.

Cool. How long has it been on the market? Ensure the EA makes it clear that you can't go any higher because as a seller we are always advised to go back and ask for a tad more!

Oh and remember you might not get a response quickly as they will want to think about it - particularly if the offer is not what they were hoping for!

Good luck Toothache. Gomez' advice is good - make sure the Estate Agent is celar that really have put in your highest offer.

Could you squeeze an extra £100 or £200 if you needed to? I know when we bid for houses, we always did things like £136,155 ie, not just above a price point, but a wee bit extra just in case another bidder also chose that price point.

(Just to make you sick - that's what we paid for our 4 bed "semi" - the top half of a Victorian villa, with enormous garden in Pollokshields 6 years ago.)

Think on missus how long did it take you to accept the offer made on your house?

I am presuming as a 4-bed house it invloves a couple who will need to discuss, maybe not until tonight. Go on the basis that you won't hear until tomorrow and anything else is a bonus!

Or go for a ciggie instead !

EA phoned back and said that he was looking for £150k, but he really wants to sell me his house (blah blah blah) so he'll meet me halfway at £148k.

I said.....eh.... no.... £145k is my maximum and besides NEXT DOOR was going for Fixed Price £145k and the guy was throwing in his dishwasher and fridge freezer PAL! Hmmmm.

She's going to relay that message back to him.

There is another one 3 doors down for sale for OO £136k as well. Exactly the same house. If he plays funny buggers again I'll just withdraw my offer and go after the other one.

What d'you think?
