Justa, luckily DH is in construction so if I could just get him to actually go look at it, i would know wether to cross it off the list or not!

Having said that though, DH has seen a job he really really likes and they are keen, and it's not in tauranga......... It's in auckland. So I don't know.

I've just said to him, all I ask is that we have to be settled in one place with work, before DD starts school in September. Please god.

Yeah, having a builders report available sets off alarms for me too- why would they pay for that if the construction wasn't suspect? It looks to me like it might be part lockwood and part plaster. There are some rooms with wood ceilings and some with plaster. Make sure you DH reads up on leaky home friks. The basic problem is that for some years houses were built with untreated wood frames and shoddy construction. If the frame gets wet it tends not to dry out and therefore rots.

Estate agents here are another level of evil. They target new migrants and particularly Chinese people who are often buying in cash and may not be reading the local press. A lot of banks won't lend on plaster homes now.

Lolly we have just bought via private sale (in St Heliers) and I found it quite different/personal as opposed to going through an agent.There was no 'asking price' as such and the seller was waiting for an offer from us. Our accepted offer was 7.5% above CV but we opened with a lower offer than this, just over CV.

You could pay for a professional valuation for guidance, the lender may even insist on this if you offer is too far away from the CV. We didn't have to do this in the end but we were warned about it.

Have you asked directly what is the asking price?

If you are seriously interested in this property go with your best offer. The seller will get a good deal from you and save in the region of $35,000 in agent commission so it puts you in a strong position of not having to compete with other buyers. We had a very good and knowledgable specialist property solicitor who guided us through the process in the absence of an agent.

Ok so I'm thinking 19% over CV? It's 5 beds but small beds really apart from huge master one. good for lots of little boys. naturally when the agents came round they told her shed get well over CV so that's what she obviously expects.

Boston on TV all day at work. Makes me feel sick really. Sad

We had a couple of valuations done and they always came up with a range of about 50k which wasn't that helpful. Once we'd been looking for a while we were pretty accurate.

What do you think it is worth Lolly? Would you be happy paying that?

We worked that value out for our place, then added 10k. Cos buyers under value and sellers overvalue. Grin

Another thing you might be able to do that would work in your favour is giving flexibility on the settlement date. I know people who are being put off selling cos they also want to buy and agents are saying they won't be able to do it between auction and settlement.

Yep I mentioned settlement date and how we could wait a long time - up to 12 weeks in my view. She has 3 small boys and is keen to move into a good school zone and I can imagine the stress of having to do 6 months in rental and the lost income from that etc. This morning I was just thinking lets throw money at it but this pm I'm being a bit more rational thinking it wouldf be good if we got it at a reasonable price. Like you're saying we would save them about $30-40K on agent fees which they can almost add on to the price we offer.

Wish we could see a link lollystix but obv not possible. 19% above CV seems high but I know prices are high over there. Can you go in a bit lower and maybe go up if they say no? You have no chain so in a good position.

fanjolina 7.5% above CV good for St H.
