Is it better to have a decent sized 3rd bedroom and a "compact" bathroom or...

If the bedroom was being used and not just a spare room then I think I'd prefer a bigger bedroom.

Well I have a good-sized third bedroom and TINY bathroom (though one does not affect the other as the bathroom is downstairs) - and I much prefer it to our old house, where we had a bigger bathroom and a smaller third room. The only downside is that there isn't room in the bathroom for me to bath ds and someone else to come in and use the loo or the sink. But the third room is big enough for two to share (bunk beds) which is handy as I'm expecting my fourth.

How small is TINY Miaou? This one would be about 6'6" square - give or take a few inches.

We have a tiny 3rd bedroom and a tiny bathroom!

On balance I would say the tiny bathroom is more annoying.

Our bathroom is downstaires. We have one big room and two tiny rooms but i rent from housing association so i cant' sell!! lol

Would rather have third bedroom than big bathroom. And I think the difference in value between a two bed house and a three bed house is significant.

in our old house we had a tiny bathroom and goodish size third bedroom. The bathroom had a short bath in it. I think this is the best way round and as for resale, we 'sold' our house within 24 hours of it going on the market so wasn't a factor that put people off.

It's already a 3 bed house, just 2 double and 1 very single atm

If....very big if, you could fit a shower cubicle into the bathroom AND have a bath in there, then I would prefer a smaller third bedroom.

bathroom has that already ie a cubicle and a bath. but i hate showers and, if do have one, preferred my old over the bath telephone type one. current one crap over the head fixed head thing = cumpulsory wet hair

sorry Tink, didn't read properly, if you are thinking of making bathroom smaller to enlarge the 3rd bedroom, I think it depends on where you live.

If it's a good catchment area for schools the people might have more kids, so bigger bedrooms.

If not, then the no kids yet brigade might need 3rd bedroom at a study.

just swapping the rooms really. sorry crap typing one handed left handed atm. previous owners were childless and did use it as a styudy but think these are family houses really. i'm thinking aloud really as will not be moving for years and years. we should just do what suits US now

I vote for big bedroom. What d'you do in a bathroom apart from wash and use the loo? Whereas in a bedroom, it has numerous uses (particularly for kids/ teenagers)

Well to be going on with I would swap the crappy fixed shower for one with a slider and a flexible handset thing (and with those different settings to pummel yourself with )

I'd go for bigger bedroom. You don't really need space in a bathroom - great if you have it but you are either sitting on the toilet, standing in the shower, sitting in the bath or standing at the sink. You're not doing a jig in there are you?!

I agree with edam - house will be worth more with 3 useable bedrooms. My SIL house has 3 'bedrooms' but her 3rd one is more of a cupboard. I don't think you could fit a single bed in it - it just about fits a cot in. I'd be going mental.

If you design the bathroom well, size shouldn't matter. Go for a vanity unit basin and fit a matching cupboard on the wall over the loo. Then all the clutter can be hidden.
Have you got room to partition off a loo and basin in the master bedroom (could be 4'x3')? That would make up for a small family bathroom in terms of resale.

Decent sized third bed and compact bathroom is better than a bigger bathroom and smaller 3rd bed imo.

Our bathroom is tiny, but house has lots of other factors in its favour so i didn't even think about it when i bought it. But we do have a downstairs loo too, which lessens the prssure.

our bathroom is huge .. the size of a good sized double bedroom .. and I love it .. we even have an armchair in there which is lovely when kids are in the bath

of course we now have a 3 bedroom house with a small office
