Is it better to have a decent sized 3rd bedroom and a "compact" bathroom or...

Well in our house, at some time in the past the 4th bedroom was divided into a v.small bedroom and v. small bathroom. The bedroom is just about usable as a bedroom for now as there's just a junior bed in it (and we've used it as a study before that). I would be loath to knock both rooms back into one again to have a bigger bathroom because it probably would affect the resale value (am hoping to put in a shower room downstairs as a compromise) - however if we ever were to convert the loft into another bedroom I would consider doing it then.

Yes,I have an armchair in kids' bathroom (although they do insist on shitting in my en suite which is testing)
Great to settle with Sat.Telegraph,glass of wine as am shortly to do (will emerge from papers occasionally to murmer sutable encouraging comments about bubbles and similar.)

We bought the house we are in on the basis that the 3rd room was a good size and compromised on the garden (north facing) and the small bathroom. However, we redid the bathroom totally in all white tiles with blue moasic border, white suite and maple bath panel. Its opened it up loads so you can't really tell its that small anymore.

I work in an estate agents and I would always say without fail that three double bedrooms and a small bathroom is better than two double bedrooms, a single bedroom and a medium sized bathroom.

Would having a a bunk-bed count as a double room? Bathroom is 9'2" by 7'2" (measured it earlier) so not big but bigger

That's bigger than my bathroom - mine is only the width of a bath and about 6ft long at the longest part and we manage fine - fits two of us kneeling by the bath to bath DS etc......even had my mum in there has well when DS was having his first bath and cooing over him!

Our bathroom used to be 12 x 10, but we cut off a chunk of it to give us an ensuite and a second loo - I miss the big-enough-for-an-armchair bathroom but 2 loos more than makes up (nowhere to put one downstairs)

Anyway we're never going to move. Just do what will make you happy, Tink

we had a tiny 3rd bedroom and a tiny bathroom we now have a large bathroom with a sep shower and its fab
we are now in the process of saving up for a loft room for our son
