House not selling (with listing)

Any thoughts welcome - awkward lay out? Decor? Anything else?

To pre-empt a couple of questions; it was originally listed at £400,000, and there is parking for two cars (one on the gravel, one on the right)

For starters bedrooms 2, 3 and 4 look just about big enough to fit a bed in and not much else.

That house sold for £268k in 2017 but you now want £375k for it?

When was the extension/garage conversion done? If since 2017, that would account for the increase.

The extension was there in the streetview photos dated 2009

Its very nice/respectable.

Main photo should be better, it looks like it could be a semi detached.

Garden photo awful. It would be better taken looking towards back of house, or of a much better angle or vantage point.

Your fireplace isn’t great. It looks very hard/harsh looking. I would paint it in a lighter tone or even white to soften it up.
(My DH is a builder, and it wouldn’t bother me because he would rip it out and alter it).

Blimey, OP you can filter some of these comments. It's not cluttered or chaotic or "small even for a 3 bed", and I don't think removing the rocks from the front garden or the furniture from pic 10 will make a jot of difference in securing a sale.

@CleanGreenScreen12's point about new builds nearby makes a lot of sense. New build prices are often inflated - essentially fake news - and I wonder if that might be artificially increasing the perceived going rate for a house of this size, round your way. Basically are you overpricing because the competition are too?

It's obviously a well presented house, and a decent size internally but my immediate thought is the photos aren't good at all.

External photos make it look a little unloved, the front looks like the garden needs weeding and the grass in the rear garden is crying out for a cut and the random tarpaulin in the corner of the garden looks awful.

I also agree with others comments about the double bed taking over the room. Lots of the photos are taken at angles that crop parts of the room and the study/ gym room with bare shelves and random boxes in the corner doesn't look good.

I'd have some better photos taken/ maybe try another agent if there's been little to no interest.

The grey floor. Makes the whole house feel like a hospital and I wouldn’t be willing to spend money replacing it.

The coloured walls. Again another thing that the buyer will have to change if it’s not to their taste.

The street appeal is very average. I understand that the front yard is largely dedicated to parking but you can get creative with pots and climbing plants.

I think it's a smashing house Op, plenty of very usable space for a family. I would love it but - photos should never include pet evidence and long grass!
I feel that changing some of the paintwork to an ivory would open up an already lovely house further. Good luck with your sale, it's very stressful isn't it Flowers

How does it look semi-detached?!? Of course it doesn't! Anyway, if you were only wanting a detached house, surely you'd filter out everything else, in which case this one wouldn't show up if it was a semi?

That said, I think the neighbour's white garage door should be cropped out of the lead pic as it initially led me to think it was @Housesale2's garage.

Things that would put me off:

Downstairs grey flooring and how the floor colour is different in every bedroom
Windows - not a fan of the diamond pattern - its dated
Colour of the painted fireplace
No rugs in living room
The snug - awkward wasted space to me
Backyard looks unkempt and an after thought

Sorry those are my negatives, hope it's not too harsh. I do like your kitchen a lot though and the pops of colour are good!

  1. rehome the animals for viewing days and do a deep clean for smell after they go (I say this as a house rabbit owner! I love them but not everyone does!)
  2. the bed in the spare room. It would be better off empty than crammed in like that for the photo. I accept it’s functional for how you live.
  3. the fireplace, but you can’t do much about that

Your home is beautiful! I love the blue throughout. I love your kids rooms, they look like fun places to play!

For me OP the only important issue is bedroom size and there's nothing you can materially do about that so it comes down to waiting or price. Your house is lovely and ticks a lot of boxes for its size and place in the market.

Ah, I see why you (and @Chocaholick) think that if you're not seeing the white garage door at all!

On my phone, two thirds of the neighbouring garage door is visible so imo it's fairly obvious it's a detached (or more pedantically, a link-detached) house. If it were a semi the other 'half' would be extremely narrow at 8'6 😆

Its a great house and great price but for me its all about curb appeal when looking at houses. Maybe tidy up a bit at the front, pop some plants of flowers in, a link of paint etc makes a difference! Ive just painted my front door as couldn't afford a new one and it looks 10x better! Otherwise great pics.

P.s to the person who said rooms a mess and grass is a mess - Rude!

The lounge is a mess it really needs sorted out and looks really small. Maybe put the TV on the wall above the fireplace, get rid of the TV stand there isnt enough room for it and that giant round sofa which is too big for the room. The other rooms are too cluttered. It's a very small space it really needs tidied first and to be honest it needs work done. Also needs better photos it doesn't look great to be honest

yes price is always the main issue but I don’t know demand and prices for your area so I can’t comment on that. I’m an estate agent so I’ve seen much much worse and much smaller sell for ridiculous pricing 🤣

There is nothing wrong with the house itself, photos could be a bit better. I feel the external photo isn’t very inviting, I personally wouldn’t click on the listing based on that photo, might be worth getting the agent out to do another one on a nicer day from a better angle maybe?

I wouldn’t move the cages or things to make it look less cluttered if that’s how your house normally is as when people view it they will complain it’s nothing like the photos (they always do)
