House not selling (with listing)

Any thoughts welcome - awkward lay out? Decor? Anything else?

To pre-empt a couple of questions; it was originally listed at £400,000, and there is parking for two cars (one on the gravel, one on the right)

Lovely house! Delays almost certainly down to sluggish market.

I now hate the term Guide Price as it suggests "sale by modern auction" + extra costs, which would always put me off.

It is really amazing hearing what other people spot as possible flaws!

My minor points would be the office may look a bit too macho with weights and helmet?

And perhaps there would be a nicer view of the garden taken from the patio, which might reduce the apparent eyeline of the other houses behind?

One of the beds looks enormous in the bedroom photos?

And my own eccentric spot? The Matt Busby road sign lol, a lot of men really dont like Man United!

I’d also add that thousands and thousands (and thousands) of new houses have been and are being built around Swindon and that people
would probably prefer to spend their £400k on one of those.

Not really. Originally on for £400K, now says Guide price £375K but the first line of the description says offers in the region of £375-400K so very obvious that it’s not a genuine reduction and the owners are still thinking that someone will offer above the supposedly “reduced” price.

Yes but that was over a month ago. If it was sufficiently reduced the op wouldn't be posting here - but dealing with offers instead.
Affordability has changed the market - lots of buyers still out there actively looking, offering and buying. But not in general at the homes still priced as if it was 2023/2024

I only sad that as someone was quoting the asking price at £400k 😉

But the listing still refers to £375,000 - £400,000 🙄 Imo, a genuine reduction would require losing all reference to the previous price, as otherwise it just implies deluded seller.

The exterior doesnt match the interior! Outside needs an update. Inside looks catered to new build type houses

Positives: office, utility and en-suite.

Negatives: the size of the bedrooms. They're too small for me, especially the three smallest ones.

It would be the bedrooms that would be the deal breaker for me.

There isn't an en-suite, just two bathrooms. Makes me think it was a reasonable sized 3-bed, converted to a 4-bed.

Declutter, keep the hamster cage out of photos (amazed estate agent didn't do this) and dress the garden.
I love the astronomy bedroom!

Honestly, I wouldn't even view for 2 reasons:
● the layout.
● no room for any extending/limited potential for modifying space.

But I'm just one person, there's a buyer for everything.

I would definitely repaint some of the bolder painted rooms as some people can be put off by bold colours. It's handy to go neutral as it is easier for people to imagine what they'd have or can tweak it to their taste more easily.

The blue walls in the kitchen that follow into other rooms would put me off. Is there an opportunity to make bold colours more neutral like a clean palate? Also is it worth decluttering some more? Maybe corner house not always popular and front doesn’t feel very private. Could you extend the fence or put in some trees?

For starters , the fireplace , have you painted the bricks or are they artifical. Right away l would be put off, it isn't the best and it will cost to rip.it all out & there isn't a fire. I would tidy up, not saying your house is a tip, far from it, but the quilt is hanging off the bed, bed is taking over the bedroom. The conservatory looks like a dumping ground & not a conservatory. You should be showing your house, the best it can be. Some say, people can see through cosmetic work, others say not, but definitely do something about the fire place....

I think big declutter and get the photos retaken. There’s way too much stuff that is distracting the eye away from the house. Use it as a good opportunity to declutter ready to move. If needed, hire a storage unit to declutter into.
Good tip I received was take a photo of a room and look at it critically, what is messy? What looks out of place?
Psychologically, buyers need to picture themselves living in your own and if it’s too personal with too much clutter, people are unable to do that.

There's nothing wrong with it all. The fireplace may not be popular with some but not sure it would be worth the hassle of removing it. There's an awful lot on the market around that price so lots of competition and the housing market is pretty stagnant at the moment. It will sell but will take some time.

If you're desperate to move
Refine the price bracket. It doesn't mean you have to drop but if you widened to 350 - 400 you start to capture people who set a specific price limit when they're searching which will widen your audience.
Fire place isn't great and appears to be taking up space for the sake of it - non functional and not pretty.
Anyone viewing will feel like an intruder - depersonalise everything, clear pots, bottles, anything you wouldn't want to see if you were viewing.
'Dress' the garden make it look liveable with a couple of pots, tidy the lawn and a simple set of furniture/ couple of chairs. These things can be hired if you have more photos taken and an 'open day' to make the best use
If every room is not being used, empty it of large furniture and store. Appeal to the WFH audience as well.

Personally I would find the rooms too small but thats me.

Two of the bedrooms look like the beds can barely fit in them. It may be the photos are taken at a wrong angle. Bedrooms look so small it would put me off.

If I was viewing your house I would struggle to get past thinking about the massive faff of having to move furniture around every time the family has a meal.

Can you move the dining table into the family room?

The bedrooms are very small and cluttered. Most people don't have the imagination to see round the clutter, so might perceive your house as only having two useable bedrooms.

I would store as much stuff away as possible and move the double bed so it is accessible from both sides.

In London, Surrey or Hertfordshire a cupboard for that price might be optimistic. This house is in Swindon which is a much cheaper area.
