Posted here for traffic. Thoughts welcome please!

Purchased for £360k in 2023
Heavily renovated
Reduced gradually from £495k last year
Now on with a new EA for £400k

You keep saying what the agent has said and you have based your renovations on that. I think your agent sounds like he/she doesnt know what they are on about. Noone wants to buy a house with the lawn taken up and covered.

The first photo is not good, from that alone I would move on to the next house advertised. Weeds in front of the house and in the drive and down the side path. That wall looks ugly and imposing. Could you maybe put three planters in front of it, with bay trees or similar so that they have height. I can see a fence that looks as though it's falling down and more weeds at the back of the house.

The kitchen needs the stuff that you've got to the side and on top of the fridge / freezer removing.

It needs some furniture in it to soften it. Its all very hard looking.

I don't like the bedroom ceiling but that's personal and not anything you can change.

Storeage? I can't see any.

Is it worth £400,000? Plus if it's been hanging around, people will know. Particularly if you've slowly reduced it. It's recognosed as "hmm they can't sell that". Maybe take it off the market, tidy it up and re market in the Spring.

I would have new photos done too.

Being brutally honest, the outside doesn't look well cared for. There's weeds along the front edge of the house and the yellow brick looks grubby. Can you give it a tidy up and have the photos taken again?

I came on to say the same thing. There are weeds at the front and one of the rear photos shows an area outside the french windows with what looks like weeds in the borders and along the bottom of the fencing - there’s also a collapsed fence panel which looks a bit scruffy to be honest.I think the inside is lovely but it’s a bit sparsely furnished - OP needs to strike a balance between letting buyers see the potential of the space available and making it look a bit cosier.

I’m also a bit put off by the downstairs loo being so close to the main bathroom, but I suppose the convenience of two loos (no pun intended) is what matters. There are two bedrooms on the first floor and something described as a shower room in between them. I’m wondering if there is a loo in the shower room - only because there are toilets specified in the diagrams of the downstairs facilities but not in the shower room. Having to go downstairs to the loo every time could be off putting.

Looking at this thread it seems the no garden look is what’s holding you back. I wouldn’t bother looking at it. It looks like an office in the front and was way better before.

lay some turf and plant some shrubs out front.

maybe change agents too. Their photos are awful. Their advice is just as bad

In all honesty I can't think of one thing that would make me even want to view this property.

The outside has no kerb appeal, looks like it's been empty and unkept for years.
Photo 12 shows a peak of the outside area there, again incredibly unkept and that herringbone flooring is a selective taste and would possibly cost a fortune to replace.

Nothing about it, in IMHO is "insta worthy" or homely.

So the EA thinks what you've done to the garden is a selling point but hasn't put it in the photos....?

OP I genuinely cannot believe what you have done. You'll be lucky to get what you paid for it. People would have to pay to rip up the tarmac and patios. The kitchen looks like it's been vinyled over.

If this isn't a wind up then you seriously need to reconsider a career as a developer. I speak as someone who has a dark grey kitchen and grey concrete floor and pale grey walls in my main living/dining space, so I'm not anti-grey, but you have basically turned that house into a soulless B&W version of the house you bought
