Purchased for £360k in 2023
Heavily renovated
Reduced gradually from £495k last year
Now on with a new EA for £400k

I don’t for a moment think this is your / your ‘hubbys’ project OP, but just in case it is:

  • shocking photos, get them re done. With a new EA preferably you’ve been woefully ill advised
  • repaint throughout. Grey is passé now as PPs said you are confused in terms of your tonal palette throughout and it jars
  • restage with real furniture, show like you care, people need help visualising room use
  • Bathroom looks badly done, it would put me off (what else have you done badly)
  • you have a cheek painting the kitchen units and calling this a renovation! The green is hideous and such a weird out of keeping choice
  • front needs attention, the black is too stark for mid century and bring plants back in to soften it. Pots will do.
  • lay a lawn in rear as per all PPs
you need to adjust your expectations on what you will realise for this house. It won’t get £400k, never. If you realise what you paid in 2023 plus you costs, I’d be surprised.

Out of you and hubby, who is the Homes under the Hammer fan, and how many episodes were watched? 🤣🤣🤣🤣🤣

Im starting to wonder if it’s the next door neighbour who is really hacked off and wants some justification.

Your flooring in the living room and hall is nice. The dark grey carpets whilst obviously new look very dated to me.

The bathrooms should work, personally for my taste I don’t overly like the tiles and I don’t think the floor tiles and wall tiles go together. I’d add some plants to the bathrooms to really soften them up.

The whole house needs staging.

Unfortunately the kitchen lets if down a bit, but that’s okay as long as it’s reflected in the price. It just doesn’t match the style of the rest of the house and looks out of place.

Personally I think what you’ve done to the front of the house is criminal, it had beautiful mature shrubs, you’ve pulled them out and added weeds. The back garden needs work. New fence, lay a lawn back down and add some plant life back.

I do wonder if you got to bogged down in the insta story you forgot you were making a home and rhe demographic you were targeting.

im surprised you tried to sell it with all those visible weeds, and dirty exterior paintwork, everting is just grey or white and the kitchen looks so incongruous like an after thought where you ran out of money,

for me, the kitchen needs replacing, and I’d have to paint all the grey out and I’d want to redo the bathroom due to the grey grout, it’s just too cold and clinical, the front needs some work, and the dark grey carpets need replacing. It looks like a rental.

im sorry to say it, but I think you need to drop the price and quite a lot due to the work required.

@fashionqueen0123 I haven't clicked on the link this time because it's the same story, pretty much every time.

For example, someone in my county bought her house for about 85k in cash, in a poor area. They're from England, and I imagine they got very excited when they thought they'd snapped a bargain. I have no idea how much they've actually done to the place, but it doesn't look like extensive renovation. I have doubts about the construction because even though most rooms looked ok, it's the same type of poorly built house as another shit show I saw down the same road, so I'm thinking they've moved in, papered over everything and now want 170K for it!!!

The house has been sat on the market for almost a year, and the price has hardly come down at all, despite far exceeding all other houses on that street in price (which struggle to sell for even 140k for about the same house as they have).

I was told by the agents that the owner thinks the house is worth that because it's well decorated, which is fucking hilarious. It's clean, granted, but other than that, it's lifeless and cold. Grey and silver in every single room, which ugly florals in some places. The place looks like a cross between am old people's home or some kind of dentist surgery. They're deluded.

Exactly. It is usually younger folk - as I said in my post 30 to 40-ish. (Probably did the grey decor within the past 3-5 years.) I am gobsmacked that anyone exists who has never seen/known of someone with a house all GREY!

We lived near to some military shipyards once, half the streets were painted with leftover/nicked paint, Battleship Grey.

Honestly? Photography is everything! I do it for a living. I wish you were closer or I’d reshoot it for you.
Also, if it isn't getting viewings, it’s usually the price point. If other homes haven’t sold for that price in the area, viewers will compare.

It's very hard to see how the downstairs rooms work. I think you need some furniture in there to give people a clue.

I don't understand picture 2. Is it upstairs or down? Is it a room or a hallway? Why does it have two bathrooms off it?

Not read every page of the 28 but I agree with many others. It looks terribly neglected from the roadside, stark, unloved and weeds everywhere. No established plants or greenery.

Inside it looks very dark and too grey.

No garden pictures at the back, previous post showing older listing shows a nice garden but sounds like you’ve ripped it up.
You’ve had awful advice regarding who to aim this for and how to update the house.

I wouldn’t even click on it after seeing the first picture as it’s awful. How did you think a grubby outside at the front will be appealing to a potential buyer?

It looks like it's half way through a renovation and the flippers have run out of money. It's oddly institutional on the outside and the pictures don't do it any favors. It's not the kind of market where you'll get away with this.

Like others have said clean up and dress the outside up (and maintain it), get better pictures and drop the price.

ahh OP I reckon it’s just listed too high. I know it’s annoying if you paid £375k and spent a lot on renovating hoping to get a profit.

I think some mistakes were made - the Reno is not in keeping with the property. The front was a lot nicer with the plants etc. it now looks scruffy with weeds etc and a bit like a prison building at the front, no character.

Maybe some furniture inside will help? Otherwise the Reno looks a bit generic and not high standard. What happened to the gorgeous original stairs?!

Sack your EA. The photo's are awful. Instead of 2 of some rooms, include other bedrooms, rear garden etc.
Tbh, it looks like someone did a quick reburb without much thought. What is that bathroom sink about? It's been plonked exactly where it was before when it should have been moved over.
It's a lot of house for the money but it looks poorly designed and not dressed to impress.
