Posted here for traffic. Thoughts welcome please!

Purchased for £360k in 2023
Heavily renovated
Reduced gradually from £495k last year
Now on with a new EA for £400k

The EA hasn't helped @Houseadvice26 with their shit photos and bad advice about astroturf which isn't very popular anymore. But neither has your husband's obsession with 50 shades of grey.

You said he is dealing with it ... I think you need to take over and do things that have been suggested on this thread like put new grass turf down, make the garden look appealing for Spring, replace some of the grey walls with cream walls and dress the house - preferably with a bit of colour and character so it looks loved.

Started @£550 ( in an area average £450 ). Didn’t sell for a year with terrible AI images of it.

Eventually sold for £360 to someone the EA knew becsuse

The photos make it look really small. The rooms look awkward. I find it hard to picture furniture. Especially the one with a chair and fireplace near some stairs.
I do think the pictures dont do it justice.
And why no pics of the garden ?

I think you’ll struggle to have that passed as a HMO as it’s not big enough. There are rules about how big the individual rooms need to be and about how much communal space per occupant is available. I think they need en-suites too. At leat round here they do - mostly owned by companies that specialise in being HMO landlords. Along with extra fire safety rules, and parking woes. I watched a planning meeting recently and there was a lot of hurdles to jump - along with the neighbours being understandably less than keen!

Agree it looks so much nicer before, like a home rather than a business premises. Why on earth did you do this to it OP ? What is the view through the patio doors, of the fallen down fence and weeds, is that the garden ?
I think there is a staggering lack of colour anywhere, which is depressing. The carpets look synthetic and again, like a business premises. It’s as though you have taken normal photos and then used the monochrome filter.
It doesn’t look like a home at all, hard to imagine living there. I know this sounds brutal but you are asking so it seems best to be honest. I wouldn’t look at a house like this as I’d have to spend so much money redoing everything, including making a garden.

Well the front needs jet washing and weeding and why are there no photos of garden, the one photo i can see the garden its a mess with weeds and broken fence!!

The house is ugly from the outside. Not a huge amount you can do about that. The inside is stark. Needs some soft furnishings.

I think you will be able to sell for just under £400k if you are patient. Good luck.

I agree with the PPs re kerb appeal, weeding etc. in photo 1. Can a better angle be captured where you can see more of the front of the house too ?
I would add a simple black planter (or separate pots) to the right side of the yellow brick wall, with a row of three thuja smaradj hedging trees for example, which you can take with you when you move. This is an easy fix !
Also all the clutter in the kitchen needs to go, including fridge stickers. Better angle of shot required to capture opposite side of units too. Have all cupboard doors been fitted now ? Not the best colour choice of kitchen if you purchased to sell on, but maybe add some plants to add some life and texture.
Odd positioning of desk (?) by fireplace, create a separate office or nook at least for this.
Buy a simple table and chairs, even if from FB Marketplace. People need to see how the spaces could work for them.
All rooms need some additional injection of life, whether that be art, big plants, rugs, or a little more texture and colour.
This is easily remedied. I’m local to you, just launching my home staging business and have smashed ceiling limits on streets by nearly 10% simply by ensuring the rooms are styled to their optimum capacity and the photography is perfect !
Do message if you need help.
You could even get £425K if the property is marketed right !
In the meantime you want to get some viewings for real life feedback, drop the price to £395K or whatever figure will get you in the lower pricing search bracket.

The inside, although a bit empty and uninviting, looks really nicely done. But you have to show a welcoming front door- maybe with an architectural plant on each side. The weeds everywhere have to go - suggests that the owners don’t care for the property. One set of doors looks directly out to a weed strewn pavement with a collapsed fence across the road. These are tiny things that can result in cutting the price unnecessarily. Believe me, we’ve renovated and sold 5 times. Every viewing the place was pristine, flowers or plants inside and out, good lighting etc. The photos are poor quality… They let what is a potentially beautiful renovation job down.

the weeds need digging up then get some tubs with colour/greenery in them. Tidy the fencing and back garden too. The inside needs staging, add a bit of colour and warmth with soft furnishings. It’ll sell. I’d also retake the photos they’re not very good.

When I did ours, I used a natural wood colour - just enough so that it didn't look weathered.

ETA Also painted the iron railings on the back stairs. I did do those in black. Ditto the old clothes pole. They'd previously been grey...

Ok thoughts

The kerb appeal is dreadful

The before street view is so much more attractive, if you were going to remove all the planting you should have at least done block paving not tarmac and clear the weeds etc

I have found the photos of the 2023 purchase and whilst you have renovated small things like dark grout in a bathroom to me just scream people using the marker pens to colour in stained grouting.

The kitchen well it looks like you've just stained the old kitchen and the flooring wood colour jars with the wood in the kitchen, personally it would be something I'd be pricing up to change

The pitch of upstairs room will put someone people off I personally would have staged these as a kids bedroom and an office/guest room as a family will be more likely to place children upstairs with adults downstairs.

You haven't staged the house at all remember a lot of buyers are used to seeing show homes not empty homes and alot of people can not visualize layouts and zones.

When we renovated ours we decided to basically put a shiny new build home with the nice skirting, kitchen larder, utility room etc

And also yes one of the main draws of a non new build home is an established garden well for me anyway so external space is key, especially with children. Unless you market it to landlords for a house share...

I’ve looked at some of the pictures again and there doesn’t even seem to be any properly flooring on pictures 9 & 10? Just old tiles?
