LL wanting to put rent up - Twat!

SantanaBinLorry · 23/01/2024 14:28

This is the 5th house ive lived in with a shit back door.
They are aaaaaall unusual sizes, of course! I swear LL's must think we're fucking stupid, maybe we are!

Its the faux surprise... YOU FUCKING KNOW THE DOOR IS SHIT....why are you just now, 30 odd years after owning the house realizing it might need fucking replacing.

Don't get me started on the 80% of the double glazing that has blown - most with broken latches, the hall way full of black mold, the stair carpet that was fitted by monkies, the frayed carpet at EVERY door way, no extractor in the bathroom - more black mold. The stain on the kitchen ceiling from a leak (not our fault) 2 years ago
Outside tap broken, inside tap dripping 2 ltrs a day, over flowing guttering and the back fence has just blown down. Also the fact we offered more rent each month at the beginning of our tenancy as we were desperate to secure the property, and we are STILL waiting for our new TA since the renting regulations changed in Wales last year.

Txt this morning to say he was putting rent up by £50 from next month.

I know I'm not unreasonable, hes a twat and I just needed to rant.
I've rented all my life, will never own, late 40's and two teens and I'm just sick of being treated like shite by moneygrabbing bastards!

£50pm means nothing without context - how much is your rent anyway, and how does it compare to the local market?

DyslexicPoster · 23/01/2024 14:35

It sounds like it needs a full renovation. Maybe he needs to sell up? I think if my house got to that state it would be time to hand it onto a property developer as that's an extensive list of issues. Sounds like it need replanting with all that long term mould.

kisstheblarney · 23/01/2024 14:36

Time to move on?

TomeTome · 23/01/2024 14:37

Perhaps he needs more ££s to address some of the issues? You’ve listed several thousand pounds worth of maintenance.

I would bet my last quid that the rent will go up and the repairs will not happen.

butterfield9 · 23/01/2024 14:59

OP, I feel your pain. We moved into a small two up two down which was reasonably cost for the area. The LL puts the rent up each year for 'inflation'. What started off as quick responses to things that needed fixing have now started to be ignored and the list grows. The back fence panels blew off in the wind, took SIX months to fix. Leaky taps. Broken bath. Rodents. Ive given up asking now tbh. Let his house fall to shit.

forcedfun · 23/01/2024 15:00

Yanbu. So many residential landlords seem to believe the entirety of the rent should be profit and they shouldn't ever have any costs.

I had a couple of decent landlords and the difference was astonishing.

I work in a connected sector and find most residential landlords are just astonishingly unprofessional

Op no good advice sorry, just wanted to offer sympathy. The rental market is hellish and landlords, by and large, are greedy selfish bastards. Could you involve environmental health over the black mould?

ReadingSoManyThreads · 23/01/2024 15:10

Thank you so much for branding all LL's twat's and moneygrabbing bastards. That's so kind of you to make such derogatory sweeping statements against a whole group of people, the majority of whom, you've never met or experienced.

Shockingly, I'm a LL myself, and I can assure you, I am not a "moneygrabbing bastard", all of my rents are below market value, because I value good tenants, and I do fix maintenance issues, urgent issues as a priority, non-urgent will take longer, depending on what the issue is.

I was unable to change one of my BTL mortgage deals when the fixed expired last summer due to a non-paying tenant not paying a penny for 6 months. That property now is unable to be remortgaged because of that and it now costs more to run than we receive in rent. Do you see me labelling ALL tenants "non-paying fucking cunts"? No. Because I know that some tenants are fantastic, just as some Landlords are.

So, instead of coming on MN and making vile comments about a whole bunch of people you've never even met, why don't you go on rightmove and start looking at other rentals to move to, that will be more to your liking. Seeing as you've no interest in becoming a homeowner and taking any responsibility for property maintenance on yourself.

Really? Life is ‘forcing’ her to live there, she’s not staying there for the fun of it.

nationallampoons · 23/01/2024 15:12

He cannot just text you about a rent increase. He had to issue you a section 8

I'm sick of these rogue landlords. Call environmental health and your council asap. He's had enough of your money

TomeTome · 23/01/2024 15:13

Is your present rent high? What can you get in the area for the same price?

nationallampoons · 23/01/2024 15:13

@ReadingSoManyThreads OP is clearly upset about her situation and yes, a lot of landlords are just greedy bastards. Some aren't.

Stop making it about you

Fixing things is what you should do, it doesn't get you a badge of honour.

I am a homeowner but my professional experience of residential landlords is that most don't do even the minimum they ought to be doing

Actually due to the housing crisis in the UK she probably is forced to live there, stupid comment

Hereyoume · 23/01/2024 15:16

Why is your LL a Twat?

The UK is currently short of 6 million homes, and that number is rising each year, by 2030 the ONS projects a net growth in the UK population of over two million people.

We need landlords. YOU need landlords.

If every LL in the country sold up tomorrow it wouldn't help. There would still be millions without a home. Remember, one HMO would need to be replaced with potentially half a dozen owner occupied homes if we were to assume that LL are the problem. This is just one reason why the whole idea of hating LL's is just not logical.

Many people need to rent for convenience, those on short term work contracts, students, people going on holiday. It's not just families who rent homes. I don't know about you, but there was no way in hell I was interested in buying a house just to live in during Uni. I wanted to spend my time studying, drinking and hanging out with my friends, not worrying about the hole in the roof or the funny noise the old boiler was making.

The housing crisis is caused by there being too many people and not enough homes to fit everyone into. Not by landlords.

And costs go up for everyone. If you want subsidised housing go to your local council and see if they offer you something.

Rent is expensive but you don't have to pay for repairs. Homeowners and landlords do.
