LL wanting to put rent up - Twat!

This is the 5th house ive lived in with a shit back door.
They are aaaaaall unusual sizes, of course! I swear LL's must think we're fucking stupid, maybe we are!

Its the faux surprise... YOU FUCKING KNOW THE DOOR IS SHIT....why are you just now, 30 odd years after owning the house realizing it might need fucking replacing.

Don't get me started on the 80% of the double glazing that has blown - most with broken latches, the hall way full of black mold, the stair carpet that was fitted by monkies, the frayed carpet at EVERY door way, no extractor in the bathroom - more black mold. The stain on the kitchen ceiling from a leak (not our fault) 2 years ago
Outside tap broken, inside tap dripping 2 ltrs a day, over flowing guttering and the back fence has just blown down. Also the fact we offered more rent each month at the beginning of our tenancy as we were desperate to secure the property, and we are STILL waiting for our new TA since the renting regulations changed in Wales last year.

Txt this morning to say he was putting rent up by £50 from next month.

I know I'm not unreasonable, hes a twat and I just needed to rant.
I've rented all my life, will never own, late 40's and two teens and I'm just sick of being treated like shite by moneygrabbing bastards!

Shockingly, I'm a LL myself, and I can assure you, I am not a "moneygrabbing bastard", all of my rents are below market value, because I value good tenants, and I do fix maintenance issues, urgent issues as a priority, non-urgent will take longer, depending on what the issue is.

I was unable to change one of my BTL mortgage deals when the fixed expired last summer due to a non-paying tenant not paying a penny for 6 months. That property now is unable to be remortgaged because of that and it now costs more to run than we receive in rent. Do you see me labelling ALL tenants "non-paying fucking cunts"? No. Because I know that some tenants are fantastic, just as some Landlords are.

So, instead of coming on MN and making vile comments about a whole bunch of people you've never even met, why don't you go on rightmove and start looking at other rentals to move to, that will be more to your liking. Seeing as you've no interest in becoming a homeowner and taking any responsibility for property maintenance on yourself.

Rant away! The thing is, I cannot emphasise enough that being a landlord is not a passive income stream. When stuff breaks or needs replacing, you need to do this fast - or your tenants get annoyed.

It may be that there are things that are not easy or quick to fix - the double glazing will be a disruptive faff to fix. If I were going to replace the double glazing, I would try to do it when I didn't have tenants in there. There's no way to make that job an easy thing for you to live with.

Assuming that you live in a house, not a flat (because the exterior will be owned by a freeholder if you live in a flat), putting in an extractor fan should be easy enough.

Things that really are not difficult or expensive for the landlord to fix are the back door (get one made), carpets (really quite straightforward), broken and dripping taps, guttering, fence and the stain on the kitchen ceiling. I should think that just fixing these would have generated at least some goodwill. The mould is not exactly fun to get rid of but it is important to do so. If you have a lot of mould then this may be a sign that there is a leak somewhere that you haven't discovered (sorry).

It is really important for a landlord to set aside a few thousand (at least £5k) for repairs. If you run things in a business-like way, it is not okay to tell tenants that you are sorry that XYZ is broken but there aren't funds to fix / replace it.

I was a tenant for 8yrs before I bought my own home. I really don't see what is shitty about saying "no interest in owning property", about someone who has said they are not going to buy.

Landlords are responsible for providing something that is fundamental to the quality of life of their 'customers'.

So yay and hooray for the good landlords. This thread is not about you. In the same way that Not All Men is unhelpful when trying to discuss and deal with sexual abuse, Not All Landlords is unhelpful to the OP here.

Nobody deserves to live in a property as shit as the OP's. Nobody deserves to receive a rent increase for providing such abominable living conditions.

It’s bullshit that but to let mortgages are even a thing. Why on earth are people being encouraged to have other people pay their mortgage plus more to give them a profit? The uk housing system is a shambles and shameful. I am a home owner but only for the last 7 years and I am so grateful that I don’t have to rent. Homes should be viewed as that - a safe place to live. Not a profit making business. Disgusting.

OP you need proper legal housing advice. If your landlord hasn't yet issued an occupation contract to replace the tenancy agreement since Renting Homes Wales became legislation they are in breach of the law and it has implications for what they can and cannot do (evicting you, for example). You may or may not be entitled to some rent back. I'd contact Rent Smart Wales or look up solicitors who provide free housing advice or have civil legal aid contracts for housing in your area (you can find this fairly easily online). There aren't many but there are some. PM me if you wish.

We managed through extended family inheritance to buy tiny home between siblings and I pay them rent. I hope something comes your way soon.

We rent out property and it has to be to the same standard we live in. Good T's are rewared with reduced rent, the present ones have been there for just over five years and paying easily 250/300 less than the going rate. We are happy with the way they look after the place so we reward them and we intend to move to the coast in a few years when we reach state pension age so we want our property/retal in good condition and not wind up next door etc

A sibling of mine rents serval places all in lovely locations - he made a mistake of renting out to someone that was quiet charming he said - they did not pay the rent for approx 14 months - when notice was served as they were turning the place into a toilet, they ignored it - went to court, massive delays in court - bailiffs had to be paid but they/T's were not there when bailiffs arrive - I've never seen a mess like the one they left behind and 7 large skips of rubbish in the place, mostly inside the house. The toilet was caked in crap, CAKED in crap

There are many good LL's annd many are like us ie worked their backsides off, done without holidays, eating out, wearing designer clothing etc to try and stay off benefits when we retire and leave something for our children and grandchildren

NB: If anyone has watched those bad tenant/landlord tv shows the place I'm referring to was in the top 3 for the amount of damage and state of it - it cost my brother close to 30k in lost rent, legal fees etc and then clean up and repairs, never mind the stress, time etc and it made him and his wife ill with worry

IMO, if you have a problem with a "LL" and what to seek help/advice here etc, posting in the manner you did is not conducive

The house is not being purchased. The only thing being paid is interest on the loan. I'll still owe the same amount of money as when I took the mortgage out. The point is the LL makes a profit and provides a home for a family. If I sold my portfolio tomorrow I would make 19 adults and 11 DC homeless. Is that what people want LL's to do? My tenants don't want me to sell. They are happy to carry on renting from me. All LL's are not evil. My houses over time will gain equity as the value of property goes up. But when I eventually sell, if I sell, I'll pay a lot of CGT and make a lot of people including many DC homeless.

It makes perfect sense. Tenants are absolutely fucking desperate. There are no decent or affordable properties left. There just aren't. If you do find one that leaves you with 500 a month after rent, first you have to beat the queue of 5 other equally desperate applicants and basically beg to live in a shithole and the LLs are happy to shaft you and take the fucking piss for months, because they can. Mine left the flat looking like something out of Kim and Aggie complete with unusable appliances filthy toilet and 2 tons of rubbish with mice nests in the garden and completely ignored me until I threatened him with environmental health. Then did the absolute minimum 3 months after he said he would. I'm on a 12month contract till May and have asked to renew at same rent, and he is ignoring, no doubt because he's waiting to throw a rent increase at me 3 weeks before the contract is up. Grabby ignorant bastard he is. Nice flat in a nice street but our house looks like a pile of crap compared to the others because he is an ignorant money grabbing twat exploiting people in a financial crisis. Where in the name of fuck are people supposed to earn the kind of money they demand. Perhaps the 3000 pounds it'll cost me to restart the whole bastarding rental and house move process again will fall from the sky???

I do make a profit. I never said I don't make a profit. I said I don't make profit from the tax payers as you claimed. Also the tenant is not buying the house for me again as you falsely claimed. My main profit comes from the increase in equity over time. I make some profit above what I pay for mortgage costs but I pay for all repairs/maintenance, gas certificate and boiler service every year, keeping up with electrical building regulations, house insurance, insurance in case a tenant doesn't pay the rent, accountants fees. It all adds up.

My FIL purchased a flat specifically to let out with the proceeds of an inheritance. He did not pass on the interest rate rise to his tenant and absorbed it as a cost of the property. He knows that eventually that flat is going to be worth more than what he paid for it. That’s where his profit is.
he also accepts that like all businesses, some years you make money and some you don’t. LL NEVER want to accept that though. They are only a business when it benefits them.

You need to speak to shelter. I think local authorities have power to intervene (albeit they are very stretched so it make take a while.). Definitely get some advice

I've never said I don't make a profit. I'm not a charity but I treat my tenants well. I'm a good LL. I have a maintenance man so my tenants don't have to wait for repairs. I am fully compliant with all legislation. I have even fed a cat whilst a tenant was in hospital for 3 days as she had nobody else to do it for her. I have certainly not got any properties I wouldn't be happy to live in myself.

We had an email from a random Estate Agents yesterday saying they were putting together a new contract on the LL's behalf and we would receive it soon. Which is a start, but its over 12mths late and the legal cut off to give us a new one was £31st May last year.
We are drafting an email of all the repairs that are needed and if he drags his feet (or even shows the slightest bit of resistance!) then we'll try and claim compensation for the above. It might at least cover fixing the tap, landing carpet and paint the kitchen ceiling.

I would have loved to own my own property. I haven't chosen renting for jolly good japes! Circumstance has brought me here, and only a miracle could change that. I'm old enough now to be kinda ok with that, not much else I can do! Its actually impossible to keep this roof above us and save a deposit to buy another. If we have to move from here with 2 months notice it would cirtainly take us into dept to do so. Thats if there are any 2/3 bed properties available. It took us 18mth to find/secure this place.

This house did not look in bad shape when we moved in. We've been here 4 years and all the previous bodge jobs have slowly come to light. The wimdows were bound to go at some point, they have got to be 25+ yrs old The back door is wooden with single glazed glass, probably as old as the house and has crumbled slowly since we've been here.

Thank you I will speak to them I have given up on asking the landlord about it because it doesn’t get me anywhere and I didn’t think about speaking to shelter sick of living in a mess now. I could understand if we were bad tenants or not paying our rent but he comes and collects it every month and we have been no trouble at all in the 4 years we have lived there.

its horrible to live with and makes the place feel so cold, I was worried about reporting it incase he got shitty with us because we will have to continue living there because we can’t afford to move but I’m just so fed up of asking when it’s all going to be sorted out he says he will speak to the workman that he uses but he never does. I hope you can get your home sorted out it’s horrible living in terrible conditions they wouldn’t let
their families live like that but it’s ok to make us live in shit conditions because we don’t matter.
