To keep their deposit!!

DH and I have a couple of properties we rent out. We have been renting to a young couple who always seemed like good tenants. We gave them notice a couple of months ago as we are going to start renting on AirBnB instead as DH thinks we will get more money (don't get me started).

Anyway, they moved out on Saturday and everything seemed fine. Today I went to get everything cleaned and I found (what I think to be) weed residue next to the sink. I'm Furious. I feel completely violated and uncomfortable being inside the property. I'm sick with worry that they have been using illegal drugs in my home and what the legal ramifications could be!!

Obviously we have their deposit. I was planning to refund it this week. After my discovery today, I now feel incredibly reluctant to make any sort of refund. The idea of supporting/funding their lifestyle makes me very uncomfortable. And they never would have been given permission to abuse my property in this way.

DH seems to think none of this is a problem and seems to completely miss the point - it isn't about cleaning it up - it's about the abuse of our trust.

This is awesome. You are shaking and crying over DHs proven immoral stance (evicting for airbnb) not theirs, plus

Their suspected illegal activity (possible drugs) versus your actual illegal activity (not using deposit scheme).

Fuck me your pearl clutching is off the scale. They are your paying adult tenants, not your minor children.

You chuck good tenants out because you want to make more money through air b&b. No thought to your neighbours who will have to live with the revolving door of visitors. If you think some suspect materials by the sink is bad, just wait til you have air b and b'ed it for a while.

You have not protected their deposit. You are totally exposed here because you did not do what you were supposed to. You are a shitty landlord.

You somehow think you need to sterilise the house, which I am sure you want to charge the tenants for. I really hope you do this and the tenants go to the deposit scheme and you get done for 000s.

I really hope this is a wind up, but sadly it is all too believable.

I can assure you any future deposits would be going into the scheme first thing! And DH will be told about this. One of the advantages DH likes about airBnB is apparently they don't have deposits and you can claim on the insurance for any abuses instead. I still think the idea is ridiculous though and no doubt I'll be expected to clean and sort it out. You don't know it's weed so I assume the illegal activities you are talking about are your own with not protecting the deposit. If I were you I would return the deposit and hope the tenants don't report me, you silly attempt at flipping the blame to them will backfire spectacularly when they realise there's no deposit scheme to appeal to.

There is no need to do extra cleaning if they have had marijuana in the house but you are in for a massive shock if you think Airbnb tenants are going to be better. You're going to be cleaning up all sorts of drugs and bodily fluids now!

Weed might be illegal, but the police don't even care about people smoking it anymore. Here in Birmingham you can smell it everywhere you go (hate the smell btw)

You are being incredibly unreasonable. You do not get to dictate other people's lifestyle, and why on earth wouldn't a normal clean be ok? They haven't smeared shit all over the house - they MIGHT have smoked some weed (which is legal now in a fair few places). Get a grip, and stop being so bloody prejudiced and dramatic.

It is you who has behaved illegally by not protecting their deposit and it is you who has evicted them so you can make more money on AirBnB. Your behaviour is disgusting and is everything around why homelessness is increasing and people can’t get on the property ladder.

So you didn't even put the deposit in a scheme. You had better return this second before they find out and sue you for ×3 of the deposit!.

If the only "damage " is residue from weed, then count yourself EXTREMELY lucky. They even left without you going to court!. Being a landlord is a business. You shouldn't be so emotional. What trouble do you think you can get into for your tenant smoking weed in your house...ridiculous!. Just count your lucky stars.

That’s not a valid reason to keep deposit.
The deposit protection scheme is there for a reason and if they haven’t damaged the property or been behind on rent you can’t keep it because you’re offended.
