Landlord claiming not to receive rent

I sent my rent to my letting agent on Thursday as normal. Today they sent me a notice for overdue rent. I’ve double checked and the money left my account on the day, to their most recent bank details. However they are insisting they haven’t received it. Aibu to think the bank would reimburse me if it has been lost or sent to the wrong bank account or am I just fucked? I am 99% sure I sent it to the right account as it’s saved in my online banking, but I can’t verify that as the bank transfer account details are not visible.

Why not? All you have to do is choose Manage Payees and there will be list of recent tranfers to that account

Call your bank they should be able to trace where the payment went. If it has left your account in good faith the bank should support you to rectify the mistake insofar as possible.

The transaction details just shows the name/date/reference. I just checked with the bank and they have confirmed I sent it to the right account. So where do we go from
here? I would have thought it would credit by now, bank transfers are usually instant and there hasn’t been bank holidays

I'd be straight back onto the bank complaining then and asking where its gone and why its not hit the other account.

If its a bank error I'd be seeking compensation.

If its a letting agent error, I'd be refusing to pay any extra and expecting them to reimburse landlord if they've missed out due to lack of payment.

You should be able to "extend" the transaction on your app and see full details including bank account it went to. If you've used your saved details, it will go where it went last month unless you sent to a friend/wrong person by accident. I'd also look at a standing order so you don't have to think about this. If not a standing order you should be able to make a pdf of the transaction at time of completion - save that each month.

Call/visit a bank asap.

Are you certain the notice has come from the letting agent. This could be a fraud where you are asked to make a new payment to a different account.

I cancelled the standing order cause they changed bank accounts a couple of months ago. That’s why I was confident it was sent to the right account. My bank has said the transaction was successful so I’m not sure a complaint is valid. I reckon the agent is checking the wrong account or their bank has the issue. I don’t think a standing order would impact this cause the rent was sent on time successfully…weird

You need proof from the bank as to where the money has gone. Then it's on them

Has a payment gone through successfully since you changed the details? You say they changed banks a few months ago - are the agents chasing only last month's rent or all rent payments since the change?

Just email the letting agent with the a/c and sort code that they asked you to send payments to, and a screenshot of your bank xfer to same

The Agent email address which requested rent to a new bank account is also chasing up my rent, so I think it’s legit. They’ve also CC’d their management team who I’ve previously emailed about other matters.

but if they insist tomorrow they don’t have the funds, I’ll report to my bank to investigate

I have proof of the transaction and messages from my bank confirming transaction was successful & sent to right account. I’m a bit annoyed about this because there’s things outstanding from 2021 the agent hasn’t fixed, yet this is a massive concern! They received my other payments as normal btw.

Did they confirm that they received your last months payment, it is possible you were contacted by a scammer then?

you can trace payments through many bank apps so there is no need to wait.

Happened to me once - the bank sent my rent to my landlord (HA) successfully, then the HA assigned it to the wrong rent account. The agent needs to check what they've done with it.

Just check that this isn't a scam. My daughter was moving into a flat share with her 2 friends, all 3 of them had emails from the email account of the estate agent they were dealing with a couple of days before the move giving them bank details to pat the deposits, which they did - turns out scammers has intercepted the email and they lost their deposit. She always checks bank details directly with the recipient now.

just wish I could fast forward to the morning where they’ll hopefully say they’ve received it!

really hope it isn’t a mail scam, as it’s the usual email address, how can scammers spoof that?

Has the agent paid the landlord? Apparently rogue letting agents take the money but don't pass it on.

If they have hacked into the estate agents' email server, they can be sending messages from the estate agents email.

Hackers regularly target property conveyancers, solicitors and estate agents as they have many clients who will be transferring large sums.

Do not respond to the email.
Telephone the estate agent tomorrow on thier landline number
Do not call any telephone number that is in the email.

Never make a payment to a new bank account where the request has come via email. Always phone on a known number to speak to a person. You could also do a test transfer of £1 and then phone the agent to check they received that before sending the rest

Fuck. I might have to call my bank and
plead to reimburse me then. I feel like the estate agents are partially liable if it is a scam, for not securing their accounts and not following up to see what damage hackers have caused. I’m still holding out hope they have received the funds.

You said the EA changed banks a couple of months ago

  1. how did they inform you of this and
  2. have you sent a previous rental payment to this account?

If you successfully sent last month's rent, for example, then it's unlikely to be a scam, and it's probably just a delay showing in their account.
