Landlord claiming not to receive rent

I sent my rent to my letting agent on Thursday as normal. Today they sent me a notice for overdue rent. I’ve double checked and the money left my account on the day, to their most recent bank details. However they are insisting they haven’t received it. Aibu to think the bank would reimburse me if it has been lost or sent to the wrong bank account or am I just fucked? I am 99% sure I sent it to the right account as it’s saved in my online banking, but I can’t verify that as the bank transfer account details are not visible.

  1. how did they inform you of this and
  2. have you sent a previous rental payment to this account?

If you successfully sent last month's rent, for example, then it's unlikely to be a scam, and it's probably just a delay showing in their account.

So I signed a new tenancy agreement after they changed bank details. I checked the contract - new bank account is on the new tenancy agreement and that’s the account I sent the rent to, so can sleep knowing it’s not been sent to a spoofed account!

Sounds fine!

Phone them in the morning and ask them to check again, I'm sure it's just their error checking the right account or a delay in the funds showing their end.

Honestly I wouldn't stress at all :)

The only thing I didn’t follow from the tenancy agreement is use the exact transaction reference. Maybe that’s what it is?

They want it formatted as

“Building Name DoorNumber.PlotNumber”

They want a “.” in the reference but I don’t think my bank allowed that character. Hoping that it’s just an admin mix up

Contact your bank soon as you can I work for a high street bank and we are able to put a trace on the payment for you and can issue confirmation which will show the beneficiary bank details and also status of payment ie: received /returned etc

Call your bank. Of course they can check.

Side note: this did happen to me once. I sent money to a payee that was already saved in my account. Money left and they never received jt. I contacted the bank and they said it was because I was sending different currencies. Still didn't really explain why they didn't send it back to me then.

Firstly call the agent tomorrow and give all the details, (date, amount, reference) to them and ask them to check their bank, it could be a simple misallocation of the payment.

If they don't have it, then you must go to your bank to check the transaction went through properly.

Send a screenshot of the account details they provided on the tenancy agreement and tell them your bank has confirmed payment was made to that account on the last 2 dates and the ref you put in. Will the account details show on your next bank statement? Is it on the last one? You could tell them you'll send the next bank statement showing the account credited and when that will be. My guess is the agent has put it into a different account.

I'm suggesting that the agents have put your payment on someone else's account in error. It's really easy to do as a mistype, even smart AI accounting systems can send the payment where it thinks it should go.

As someone who works for a financial provider, my advice would be to contact your bank and ask them to start a forward trace on the payment. They can tell you exactly where the payment went and what time/ date it hit that account ☺️

Also will call the bank, I used their messaging service earlier and they confirmed it was successful but the payment team can give more info. They open at 8am.

The funds have been recieved by the agent but have been allocated internally to a different property, therefore the account connected with your property is showing a deficit. Should be easily rectified but it's not your "problem". Possibly because the ref you used was incorrect or someone's done it in error.

Either that or they've given you the wrong account details in the first place, in which case it still isn't your problem as such, as youve acted on their instruction, but your bank will likely have to step in to retrieve the funds.
