Neighbours from hell

I am looking for advice or options to help me against these awful people, here is a list so I do not drip feed.

House hold rubbish just thrown out into the street the latest addition are nappies.

House hold rubbish and nappies in the back garden which is now coming over to our garden we are concerned about rats.

Banging on the walls until 10:30-11pm most nights.

Drug use

Drug dealing

We went away and DH stayed home on few weekends ago they destroyed the front garden, on the Saturday they were kicking a ball against the house aiming for the windows whilst hanging around on our door step, Sunday morning they tried to break into the house but the dog started barking DH had kept it quiet to see how far they will go.

The people who visit them block our car in and refuse to move, stare at us when we are leaving the house, swear at us or make hand gestures.

Regularly have to listen to DA to the woman and kids when reported to the Police they asked what is the problem what do we expect them to do?

Benefit fraud.

Leave 4 and 6 year old outside screaming in the street during nice weather.

If driving in the area they will abuse us and the male does a “come fight me” gesture with his hands and arms.

It is all very draining and no one is willing to help us

Sorry if it's been mentioned already but have you tried the Police Commissioner for your area? That was the only email I sent that got every other bugger off their arses & doing their jobs when I had neighbour problems - nothing like as bad as yours.

Either rent out and move into private rented yourself if you can.

Or, If you can’t move sadly attack is the form of defence. There is some useful advice on Resolver

I would suggest bracing yourself then:

Send key information (timeline, photos and list of incidents and details of how, when, to whom reported and outcome) to councillors, police and MP.
Google names of non executive housing association trustees and send the same to each and everyone of them.
Report to DWP for benefit fraud.
Check online if parked cars taxed & insured - if not report to police
Report each & every instance of noise and nuisance to the Council
You see someone driving off possibly under the influence of drugs or alcohol report it to the police
Contact social services if you think the children are at risk of neglect or harm
Keep reporting

Are both houses with the same housing association?

I would be doing a formal complaint to the housing association and the police and the council all at the same time for lack of action .

Say the property Is a health hazard
This behaviour is affecting your mental health
You feel that their lack of action will lead to the down valuing of your property ( which will also affect the shared ownership company)

They either take action
Find a way of helping you to move
Or you will present your file in court as you are owed a duty of care as a tennant .

Make sure the letter is headed OFFICIAL COMPLAINT
And you send recorded and copy your local MP as well .

Have any of your other neighbours had problems ?

Got to your MPs surgery. Go to your local councillor's surgery. It's local elections at the moment. Keep complaining to Environmental Health . Ask to meet with senior police officer.

We have been trying to move for the last year but house prices have gone up massively, even Private rent was being looked at but as I was furloughed it had a impact on what we could borrow and no lender wanted to touch us.

If we could move we would be gone by now.

There is no such thing as "can't". You HAVE to move.
It doesn't matter that you are in the right and that they are utter savages. Find a way, or your physical and mental health will be ruined. Been where you are. Escaped.

As you have shared ownership with the HA, is it possible for you to sell your share to the HA so you have some sort of lump sum to start again elsewhere, even if only in rented accommodation?

I don't want to worry you but if you've got all this history you have to declare it to purchasers and no one will buy your house. By the sounds of it it can't get any worse so go to the papers? Or get friendly with some "travellers" who'll sort them out for you.
From what OP says about the man and the fists up gesture, they are travellers - that is exactly a traveller man gesture to a gorja man. I would be getting away from there OP.

You do need a thick skin, I spend most of my days being sworn at, threatened, and generally treated not very kindly by both the perps and the complainants.

But I also remind myself that I'm not the one living there, and the legal rules and processes we make people jump through are exhausting and time consuming. We ask a lot of complainants, I just try to keep everyone as informed and up to date as possible as I think for most people they feel more angry if they feel nothing is being done rather than if there is an explanation as to why something cant be done. If that makes sense.

I love my job though, despite what some people think about social housing staff, I really do want to make things better if I can.

Yes members of the public have complained and others that live here have complained about them.

Agree with previous suggestion to contact your local MP and tell them what is going on and all of the services who have been contacted but decided not to help. Tell them you're desperate, that you don't feel safe, that the kids next door arent safe and everyone is failing you.

For all of the flack they get, I've found several around here to be brilliant. When I worked at a law firm we regularly had calls about things like this because the police said "oh it's a civil matter, you'll need a solicitor we can't help" AngryI started encouraging people not to waste their money and to contact their MP (some took some serious persuading). I had quite a few thank you calls from people who were surprised their MP took them seriously and was getting involved.

I am really sorry you are in this situation. I wonder if your frustration has got the better of you. It’s really difficult but when making complaints, it’s important to be polite and objective, otherwise it’s easy for people to dismiss the situation as 50/50.

I feel for you... my friend is in same situation with neighbours in flat above.. everyone in the block complains daily to the HA... this is for over 2 years now... nothing is ever done!

Get CCTV as much as you can afford
I have 4 professional installed cctv and a ring doorbell bell .
Get a notebook and log everything.

Get your MP & Local Councillor involved mine have been amazing on the ball and really holding the council to account and act .Ring them and ask for advice .
I’m almost in love with my MPs AA as he is amazing .

HA & Councils don’t like having to give an explanation as to why they have done fuck all . Only today my local councillor sent me an email from the council where they are grovelling about what thru have failed to do

My neighbour eventually went crazy and it resulted in a prison sentence exclusion from the area for 2 years and a restraining order with no end date .

Report to the police every single time if its minor stuff report it but request no action in case the neighbours retaliate
More than 2 incidents is deemed as Harrasment under the 1997 Harrasment Act - read up on it
Read the HA tenancy handbook it will be on line
look at what your obligation is as a Tennant and what the neighbour is doing wrong

It’s what we did over years
When the asshole tried to play the victim and say it wad us they had no evidence of any reports as they never reported anything to the police but we had loads of reports even though the police didn’t actually do anything 😂

Strangely my local councillor has been slightly more successful in getting action from the council than my MP but as they are both on the ball the council are getting hit from all angles .
But sadly it took my neighbour going on a rampage beating up other neighbours and using knives for the police to take it seriously and act

Oh and HA & Councils rarely evict
My council could have evicted my neighbour 1000 times over under section 8 as he was convicted in Crown court

But despite what my neighbour did the sentence conviction & restraining order they still decide not to evict him and are managing an exchange for them

I fucking hate the council and I’ve made it my mission to make them 100 percent accountable for their Tennant

Which area of the country are you in? I Know the people in my friends street had a party when a really antisocial family got moved out. It s not at all acceptable for such b...ARDS to ruin your peace of mind. Have you tried your last cal MP ( apologies if you have as I haven't read the ft)

Done that, the local MP ignores my emails.

As silly as this sounds DH has sent a file to a relative in the event of anything happening to him or us as a family to go to the media and report it .

DH has been assaulted three times over the last year by the neighbours partner and drug dealers.

Find out when he has a surgery or send him a recorded delivery letter.

I found environmental health really helpful with my awful neighbours and they really hassled orbit (the ha)

They are similar had bug bugs through walls, rats in garden due to rubbish, front garden full of nappies etc.

It's a small victory in a shit storm of crap with them. I have had four years of it. Have cancer and just want to be left in peace.

Every HA executive officer should live on one of their own estates. Preferably the worst.

The rest should probably also live on their estates too.
