Hate our house buyers

We panicked and took £10k less for our house than we paid for it two years ago and our buyers continue to drag their heals despite us asking for an early exchange. We would pull out as the house is worth more, however turns our the buyers are the owners of the neighbourhood restaurant close by and really popular. So do we just go through with the sale or risk being snubbed by our whole neighbourhood...and not being able to go to the single decent restaurant in our village.

That is a ridiculous reason for not pulling out of a house sale!

I'd frankly be worried if they're actually dragging their heels because they can't afford your house any longer and are intending to go for another last minute reduction or pull out of the sale.

I imagine that the pandemic and the lockdown has had a shattering effect on the finances of restaurant owners...

I think you should pull out, or if possible then negotiate so they match the asking price. They are paying less than the house is worth and dragging their feet for some reason. If they live locally, they know how much the house is really worth. Did they explain why the delay?

Give them a cut off point before you decide to put your house back on the market so you are being seen as more than reasonable because you can’t wait forever whilst you don’t consider other offers because they restaurant owners are not making a move.

I can't imagine that the whole neighbourhood will give a fuck about your house sale. Or that many restaurant owners will be in a position after lockdown to turn away your custom.

How urgently do you need to move? If you are able to pull out and want to, you could give them a deadline as a reasonable gesture and if not pull out.

I think you need just to be clear in your own head what you want to happen

A- If you don't want to sell at that price at all, pull out now
B- If you can accept the price but need them to hurry up, give them a deadline to exchange and say it it's not done, the house is going back on the market.

What may get you bad mouthed is saying B and then when they comply, pulling out anyway.

I don't see how these people owning a popular restaurant is relevant at all. It's definitely not a good reason for you to continue with the sale if you are having second thoughts.

Pull out if you want to. People realistically are unlikely to give a fuck or snub you. You asked for quickness, they haven't provided that don't feel ashamed because they didn't follow through.

It’s your decision to take a lower price and you can’t blame the buyers for that, that’s on you.

But if you don’t want to sell, then pull out.

What your house was worth 2 years ago is irrelevant. What is it worth now? Is it worth 10K more? Would the average buyer pay this? If so then pull it and sell for 10K more. If not then you may as well forge on.

Understand dislike of buyer due to stalling. Cannot understand dislike of buyer due to the 10K.

If you haven't exchanged, they aren't actually your buyers yet. Also, Im surprised given the upcoming change in stamp duty regs that they arent a bit more focused on saving themselves more than 10k...

We had this - our buyers just wanted us to sell for less and less. It was already well under asking and they kept saying things like - we will have to replace the kitchen so need another 5k off. We pulled out and a few months later sold for full asking price. Does everyone in your village even need to know? Surely it should be private. I would just do it if they're being unreasonable.

Just give plausible multiple excuses (even if untrue) such as missing out on buying another house/change in circumstances etc. by a particular date if sale not completed.

You said you panicked and accepted less, that's not their fault. Work on the delays, put in hard deadlines and if not satisfactory then pull out.
It can all go through the professionals you dont have to make it personal so you feel you can't go to their restaurant.

Why do you want to pull out, because they’re dragging their heels or because of the money? It’s not their fault that you accepted less money and aren’t happy with it but if it’s because it’s taking so long then pull out. It’s likely you wouldn’t want to go to the restaurant again anyway as you’d feel resentful
