Hate our house buyers

We panicked and took £10k less for our house than we paid for it two years ago and our buyers continue to drag their heals despite us asking for an early exchange. We would pull out as the house is worth more, however turns our the buyers are the owners of the neighbourhood restaurant close by and really popular. So do we just go through with the sale or risk being snubbed by our whole neighbourhood...and not being able to go to the single decent restaurant in our village.

Yes I did. Honestly as if anyone will care that the restaurant owners didn't get the house they were pissing the seller around on. No doubt the restaurant is closed anyway and by the time it's opened the OP will have sold the house and be long gone anyway and even if she is still there literally nobody will care!

Not enough information in your post.

In what way are they 'dragging their heels'
Are they being obstructive or is it just that the solicitors are being slow because of the volume of work at present or are the searches taking a long time? Lots of sales are taking a long time at present because of the huge surge in transactions.

What makes you think that your house is worth more? Did you have other higher offers? Have other houses sold for much more? Are you just annoyed that you have lost money when you were hoping to make some? Two years is a very short time to have owned the house so not guarantee or making a good profit.

The whole thing about the restaurant and being snubbed by the whole neighbourhood sounds irrational.

It's up to you whether to pull out or not but the market is a bit uncertain at present so you won't necessarily achieve a much higher price.

No one is saying different

But the Op was asking if unreasonable to withdraw because worried about not ring able to eat in owners restaurant and getting a bad name locally

And myself and others have said - ridiculous!

Withdraw if you want, who cares! But really- for this reason is just odd

We made an offer in October and have only just moved into our new house. I think our sellers were beginning to get fed up, much like yourselves, but fortunately for us they didn't withdraw from the sale. In truth it was the mortgage company, their timescale at the moment is 10-12 weeks. There are lots of factors causing delays just now including COVID, stamp duty holiday, ect. We were porting our mortgage and going elsewhere would have meant a hefty ERC so we just had to wait and work within their timescales, although we did call them weekly for an update and launched a complaint. So it may be factors beyond their control as opposed to them simply 'dragging their heels'. Still not your problem but just thought I'd point it out.

It’s a completely shit time for sellers and buyers. My neighbours sold their house in September and moved to a new one. Their buyers haven’t moved in yet as the surveys and everything else are on hold. Things are taking time. If you wish to pull out then do it

If they say one word outside their family about your withdrawal, I suggest they have more to lose than you do. If your village snubs you, their problem.

I think you need to clarify what dragging their heels looks like OP. Are they actually or are the solicitors on a huge go slow, as they are at the moment? Are they potentially going to pull out themselves die to financial issues (presumably their business no longer is profitable, say)

The fact you think its worth 10k more doesn't mean it is. You also chose to accept the offer on the table, presumably there were none higher or you'd have accepted those. That isn't in any way the prospwcrove buyers fault.

However, if you want to pull out then just do so. I can't imagine anyone locally will give a shit or indeed that anyone will even be able to dine in said restaurant for quite some time. Ask them directly if there is an issue and state through your solicitor that you either want to set a date now, or pull put, whichever you actually want to do.

You need to come back and explain what you mean by "dragging their heels".

and how far along you are.

If you pull out and put the house back on the market, how long will it take to find a buyer.

I'd like to know what the delays are. It's very shitty to pull out at the last minute when buyers are spent money on mortgage arrangements, surveys etc..
In England it's perfectly legal, but it's still shitty.

Don't accept an offer too low in the first place. They have done nothing wrong, you are entirely to blame.

Other than that, you'll have to live with the decision if you pull out. You might get more; you might get less.

Sounds like they're taking the piss a bit. I take it you've asked your estate agent to call them/their estate agent/their solicitor every day to tell them to get a move on?

Some people just need a kick up the arse and tend to think that no news is accepting news. Make sure they know you're pissed!

Buyers are liars! We are now six months into a sale. Our buyers negotiated a lower price for a quick-sale but their solicitor is being very obstructive. We should have remarketed months ago but hung on as were weren't exactly overrun with potential purchasers (we live a comfortable Sussex market town, close to station, schools and town centre and with private parking). Anyway, we have issued an ultimatum, exchange within five days or the deal is off. Amazing how fast solicitors can work when they see their fees disappearing and when the Stamp Duty savings are about to be lost! So...issue some threats and see what happens!

Given then a deadline to exchange and if they fail then pull out. If they fail to meet the deadline it is not your fault.

Pull out, the housing market is so strong right now. Change your agent and re market it. If your buyers are delaying it’s unlikely it will stop there, they’ll probably start insisting on all sorts. Run away!

The fact they are restaurant owners would be a huge red flag to me - They are probably dragging their feet as they’re worried they can’t afford it.

Well with the Pandemic effects l wonder if they will be in business much longer OP, perhaps that is why they are procrastianting because they haven't got any money!

This happened with my daughter , she took it off the market , accepted a huge reduction for a quick sale and they delayed for 5 months. Put it up for sale at original price and see what happens as nothing has been signed.
