Aibu to ask for help with house plans

Please wise mumsnetters help me with proposed house plans.

The attached pics are my free hand drawing not to scale!

There is DH and I and two babies, a girl and boy. Will not be having more children. House is currently a two storey idea is to complete attic conversion, change internal layout and build kitchen extention. So the current structure is there except for the kitchen piece at the back

Would appreciate your thoughts and feedback on if this layout works!

I can’t see them, are you a brand new poster? Maybe you have to post a certain amount of times before pics are allowed?

You can post your pic to imgur and then the link. I’d like to help. I love building in Sims 4 so this is my forte Grin

If you have the app, under the picture there should be an arrow going sideways with ‘share’ next to it. You can copy the link there and post here - even if the pic is hidden it’ll be viewable direct from that link.

too much landing, stair well.
if building from new i would try and put a heat block on each floor. this may be necessary for fire precautions anyway.

I would like some where to remove muddy shoes at the front and back of the house. japanese style.

purpleleotard thanks for your response. The house is built about 6 years, hallway landing etc is remaining as is. It is striking on entry, but I can see how it would be seen as a waste of space.

Hard to comment without scale. Looks like the utility and first floor en-suite will be enormous without knowing scale.

I’d swap the dining area and kitchen around.

I wouldn’t give DC a shared walk-in wardrobe. That’s a recipe for bickering and as they get older, they will want to change on their own. And you’ll find that their clothes will remain in bedroom rather than get out away.

Three living rooms for a house with four people living in it is bonkers, imo. Also the first floor layout is really weird. Give the ensuite to the guest room, shared bathroom for the kids, and their own separate wardrobe space, not a shared one.

TBDO thanks for response. Floor plan will be approx 3400 sq feet
Utility 4m by 5m inc WC. Ensuite will be 2600 by 3m.

Would u really swap? We spend alot of time prepping cooking eating at island, v dark where kitchen is now was hoping to get as much light as possible.

I had considered that re walk in, but was thinking as still have spair room would be good use. What would you use it as?

Not sure if I’m being stupid and have missed something, but how do you get into child bedrooms 1 and 2? They’re in the corners with rooms both sides.

Use an architect?

Your utility is the same size as a sitting room.

You have bathrooms overlooking the garden instead of nice views from the bedrooms.
Why have a massive walk in wardrobe that both kids will have to share? You have space for 1 each attached to bedrooms.
Where you have the en suite and bathroom on the first floor, make that a nice spare room. Then off each bedroom create a corridor of wardrobes to an ensuite.

The master bathroom needs to be en suite.

Downstairs you want as much glass of possible from the kitchen dinner onto the garden. Rather than a vaulted ceiling above the kitchen I think glass or the dining area will be dark.

The utility is a great size. Designed well and it can be used for laundry as well as a gorgeous pantry. You can never have too much storage, drawers, shelves, etc.

There is doors off the landing, just didn't draw them!

Utility is pretty much staying the same size from what it is now, just taking down a wall. Large utility is needed with washing, kids kits etc plus hubby has work clothes etc in there.

There is two bedrooms at the rear overlooking the garden. The house is concrete and block built, not easy to remove walls and trying to refrain from having corridor spaces.

We are giving the babies bathroom each as we rarely/ never have guests.

There will be 3 sets of double glass doors in the kitchen dining living area plus 2 windows.

We were hoping this would customize to what we need as a family rather than market as this is forever home. Plus moving plumbing etc is v expensive, trying to work with what we have

Do you mean master suite as in the one on the second floor on the bathroom to the right on the first floor?
