Aibu to ask for help with house plans

Please wise mumsnetters help me with proposed house plans.

The attached pics are my free hand drawing not to scale!

There is DH and I and two babies, a girl and boy. Will not be having more children. House is currently a two storey idea is to complete attic conversion, change internal layout and build kitchen extention. So the current structure is there except for the kitchen piece at the back

Would appreciate your thoughts and feedback on if this layout works!

I would make the spare room into child 1’s bedroom, then still use the walk in wardrobe for the children’s clothes/bed linen etc.
As the master bedroom is on the top floor then I don’t think it’s necessary for the bathroom to be en-suite as the whole floor belongs to the master bedroom.
I think it’ll be a lovely family home once it’s finished!

julesmumoftwins yea the top floor will just be for dh and I, bathroom just across landing. There will be velux at this landing space right down to hall below to try get as much light in as possible so didn't want to put a room there.

If you rarely have guests and it's your forever home, could you give each child a walk-in wardrobe, bedroom/playroom and ensuite/bathroom. If you added a shower to the downstairs WC and put a sofa bed in the sitting room you effectively have a guest suite for your occasional guests.

MrsCollinssettled well each child based on the plan now will have bedroom and bathroom each and the spare room on the floor to do as they please. The block walls are very difficult to knock and costly which is why I thought keeping existing door into what will be the wardrobe would make sense.

We currently have a shower in the downstairs WC but were going to take it out as never used! But your idea is good and makes me think, even when my man gets older might make sense

I was thinking like pp that getting siblings to share a wardrobe (especially when for 1 of them it's a long way from their bedroom) will be problematic as they get older. Each having their own side of the first floor might work better, even keeping the existing walls and doors as they currently are.

I would give each child a side of the house each - so a room for sleeping and the other room for toys, playing / studying. As PP said, the downstairs sitting room can have a sofa bed and you could keep the shower in the utility for guests.

If you put the kitchen at the very back to get more sun, that’s fair enough. Have you considered getting a roof lantern rather than have a vaulted ceiling - will let in more light and it will go through to the darker dining room.

TBDO with a lantern would the roof still be vaulted, with a lantern in the centre? Is it a bigger opening? Are they expensive?

I think it's lovely and I'm insanely jealous of the space!

I'm not sure I'd move any of the rooms about necessarily, but I would think about what built in storage options you can use. For example, the en suite on the first floor I would make slightly smaller and have a built in cupboard that opens onto the landing.

I'm gonna build it Grin

It's a great site with some really helpful posters but, be warned they will ask for exact measurements

Absolutepowercorrupts absolutely fabulous. Do you mind giving me a rough estimate of how much more that coat than just normal roof lights? Is it easy keep clean? Is that in your kitchen?

So is the loft conversion and kitchen extension the work that youare planning?

Have you spoken to any builders or architects? It's great to search out ideas on the internet, there is so much you can do, but ultimately it's going to come down to budget and planning consent.

An good architect will have a look at your current layout and construction and be able to do a design based on any issues you have and will know how much you want to spend and what it would cost in your area.

Yes this is the lantern in my kitchen, it cost around 10k I have no comparison with roof lights because roof lights were never an option. I'm hoping you've found your way over to houzz.com One Plan is especially helpful. Feel free to direct message me if you want to ask any other questions
