Bloody estate agents

AIBU to think that if a house has JUST come on the market at £435k and I go and look around it and the estate agent tells me - no prompting- she will take £385k that this is a really really crap way to do business and makes a mockery of house price valuations?

It's one particular Agent in our area - the others don't do it but they've told me same thing about 4 properties... Grrrr

Who is she in the "she will take £385k" - is it the vendor, because, as far as I know, the EA is not able to accept or reject ANY offer.........that is up to the vendor.

Yes the vendor - I've heard 'she will take £x' and ' they are looking at accepting significantly lower offers' - I'd never sell my house through them!

Estate agents are mostly all wank stains.

I started this thread the other night because I was tearing my hair out in frustration.

As a vendor I think it's best to not tell the estate agent what you'll accept. Let people make offers and then decide whether to accept them.

Don't estate agents want higher offers though as it means more commission?

Or do they prefer lower offers if it gets them they're money NOW?

They definitely go for lower offers that gets them the commission.

I had to laugh recently when an EA who had been my bosom buddy, when I was house hunting, could not remember who I was 2 weeks later.

Read Freakonomics. That explains about the EA and commission. They always leave their properties on the market longer and get higher than average prices for them.

If I wasn't interested in buying the house I would be knocking on the door and telling them what the agent said - but if I wanted to buy the house I would be making a very low offer! Wink
