Convinced we have a gas leak, terrified!

I smelt gas in our garden yesterday while I was feeding the birds. It didn’t go away, so I followed the instructions on the meter and called the emergency gas man out. He couldn’t detect a leak inside but a build up in the flue leading outside, he capped it and left. We then called the landlord who sent his gas guy out who was swearing and unprofessional and told us he couldn’t find a problem but will speak to the ll. he’s come back today and said all the readings are fine, nothing needs fixing and left.
Well I’ve just walked in to the kitchen where the boiler is to a massively strong smell of gas! I have sent the kids upstairs, opened all windows and doors and he is sending his guy round again but they both seem pissed off.
Wtaf do I do? I have three kids here and I am convinced there is a leak but I feel like we are being told it’s all in our heads. I feel so anxious and unsafe. DH can smell it as well.
We can’t just leave as I have a disabled DD and pets but the LL seems determined to let us risk it and just said “well it is cold tonight” but I’ve been in this house years now and never smelt gas in the house. Something is definitely wrong.

The engineer didn’t detect a leak inside either, just in the flue outside.

But he did detect a leak, which the LL’s bloke has uncapped again.

I’ll have to wait until he leaves then call the emergency number again but I don’t know how to stop this exact situation from just repeating.

What qualifications does this ll guy have the gas company have deemed it unsafe, he won't smell anything if its turned off. Can you stay in a hotel, I'd be out of there. Have you got hot water and heating. Call the gas company again.

I don’t think it was a leak, but a gas build up in the flue. I’m trying to download the report to look again. There was no leak in the house

Is your landlord’s ‘engineer’ round again?
Please do not listen to him. You know nothing about him & and all the indications are that he is wrong. Assume it is unsafe. Call the emergency number again, tell them your landlord uncapped it, is pressurising you to use it, & that you can smell gas. Then do not use it! Get them to come out again.

Tomorrow contact your council’s private rented housing team & tell them your landlord is pressurising you to use a boiler that the gas people have said is unsafe. Ask if they can help you.

Ignore your landlords dickehead mate and call the emergency line again and take your kids somewhere else for the night. Tell cadent or whoever it is near you what the landlord has said.

You have to call the emergency gas people out again. And it's no good saying 'oh but we can't leave'. You'd leave if the house was on fire, wouldn't you? People die in gas explosions.

But if you are smelling it in the house, where's it coming from if it's not a leak? Where is the flue situated?

Did the LL engineer experiment with all phases of the heating system? E.g. both heating and hot water off, heating on hot water off, hot water on heating off, both heating and hot water on....?

Reads v. dodgy to me!

Yes I know but my DD is autistic and we also have pets, if we’re being told there is no leak inside how long am I supposed to leave for? The landlord won’t replace a boiler if he’s being told it’s not faulty, it was capped yesterday because of a gas build up in the outside flue but no leak inside was found.

But they capped it off because something was wrong then an idiot comes round uncaps it tells you its fine and now you smell gas so obviously its not fine. You seem to be massively under reacting to the danger you and your kids are in.

It’s not been repaired because he’s telling us there is nothing wrong with it! The cadent man didn’t look inside the boiler but didn’t detect a leak inside. This is why I feel like I’m going mad.

You said it was capped until it was repaired, uncapping it isn’t repairing it.

So there's something wrong with the boiler, pipes or the flue which need repairing so it's been capped off for safety by a qualified engineer, where is the boiler and flue, gas from a flue would escape outdoors, not indoors, have you seen Rodgers report and the engineers report.

I would ensure the LLs chap is corgi registered.
I cannot believe LLs attitude. Would he risk his own family in a house with a gas issue.
Can cadent speak to the LL directly.

But now you are saying there is a strong smell of gas inside so the problem has got worse. Sending your kids upstairs aint gonna help you need to leave and potentially your neighbours will to. A strong smell of gas in your home is an emergency

We had the cadent guy speak to him yesterday. The exact word on the report are “smell of gas reported, no drop but found high gas readings in the flue, make safe” that’s all. There was no smell inside at all yesterday. This isn’t like a fire where it could be just put out this is something happening I’m being told is not happening iyswim? I can’t stay in a hotel until the ll replaces the boiler as he is absolutely determined not to do that, especially when there is no obvious problem!

Yes but the readings are saying there is nothing wrong and no gas leak! If they said otherwise of course i wouldn’t risk my children’s safety.

Is it very cold where you are? If so check that the flue, and condenser pipe if you have one, has not iced over.

Call the Fire Brigade if the smell is still v. strong.... don't rely on LL and their ppl any more...
