Anyone know Liverpool and love Rightmove searches?

We’ve been going round and round trying to find the right house on a limited budget (260k). We’re l trying to find a house that balances space (ideally we’d love a bit of a garden), location (we don't want somewhere right on the outskirts where you’re just on an estate and you have to drive to anything) and good schools (2 preschool age boys).

With that in mind, what house that is currently on the market, in our price range, would you choose?

We’re open to somewhere that can be modernised over time but no big projects as we would have to live in it, with no family support, 2 young children underfoot and both working full time.

I’d suggest L17 and L18, look around Lark Lane, Sefton Park and Smithdown Road.

Won't get much in Aigburth/sefton park area for the budget. Have you considered Aintree/Orrel park? Good transport links and train stations, lots of school choices.

We actually viewed this property last week and had high hopes but it was much smaller than in looked in the pictures and you could just hear the flyover traffic from every room, plus the garden was completely overlooked, even by people just walking past.

We used to live sort of near Aintree (Fazakerky borders) and my DH lived in Orell Park. Neither were good times in our life and think we’d like to move somewhere else.

I’d definitely look towards south Liverpool. You’ll get more house for your money in the north/west of the city but south is so much better for bringing up children. You’ll get a solid red brick terrace for your budget, with a yard rather than a garden. But you’ll have amazing parks right on your doorstep.

We’ve seen a few terraces in Allerton/ Aigburth/ Mossley Hill. I think it’s mainly a choice between one of them and something bigger but I’m not such a great area.

We need 3 beds and room to wfh (we could set up a workspace in a bedroom but some seem so small you could barely fit in wardrobes).

This one would need a bit of modernising but you'd have a spare bedroom for WFH. It's not a huge garden but there's a park at the end of the road and the beach is 10 mins walk away. Lovely independent shops, restaurants, good schools really close by and the train station to Liverpool/Southport is also about 10 minutes away

We have looked at this listing before but it would taken us too over budget to do what needs to be done and it would need to be done pretty immediately and not over time.

I contacted the estate agent about viewing that at the end of last week but it’s gone but not updated yet. The area did put me off a bit though and I wasn’t that gutted.

Hmm yes I don’t blame you! Nice house though.
this one looks ok and is right by court hey park which is lovely, but also on the edge of Dovecot which is slightly less lovely.

We’ve looked at Maghull before but DH feels it’s a bit nondescript (he’s from Liverpool so knows it better than me but I’ve lived here for the last 5 years).

Woolton/childwall are the more pricier areas but lovely areas.

Allerton/ Aigburth / Mossley Hill could be great, good train and bus links to city centre which will be good for your kids as they get older but there's also enough local shops and facilities around.

Estate agents may try to show you properties in speke / garston areas but these areas are a bit too far out for what your looking for although you could get more for your money and they do have good bus links to the city centre
