Anyone know Liverpool and love Rightmove searches?

We’ve been going round and round trying to find the right house on a limited budget (260k). We’re l trying to find a house that balances space (ideally we’d love a bit of a garden), location (we don't want somewhere right on the outskirts where you’re just on an estate and you have to drive to anything) and good schools (2 preschool age boys).

With that in mind, what house that is currently on the market, in our price range, would you choose?

We’re open to somewhere that can be modernised over time but no big projects as we would have to live in it, with no family support, 2 young children underfoot and both working full time.

Woolton/childwall are the more pricier areas but lovely areas.

Allerton/ Aigburth / Mossley Hill could be great, good train and bus links to city centre which will be good for your kids as they get older but there's also enough local shops and facilities around.

Estate agents may try to show you properties in speke / garston areas but these areas are a bit too far out for what your looking for although you could get more for your money and they do have good bus links to the city centre

A friend has lived in Garston and Speke and based on his experiences and having visited him we’ve discounted those areas.

This one would need a bit of modernising but you'd have a spare bedroom for WFH. It's not a huge garden but there's a park at the end of the road and the beach is 10 mins walk away. Lovely independent shops, restaurants, good schools really close by and the train station to Liverpool/Southport is also about 10 minutes away

That looks riddled with damp by the state of the render at the back

Waterloo/Crosby (L22/L23) in the north end.

I live there and have lived in the south end and both have their merits. Value for money is far better here. Far less time spent in traffic up here. Good schools. You can definitely get what you want for your money.

This morning I walked to the supermarket and then got a coffee, at lunchtime we took our dog to the park and had a picnic and later I went for a walk down the canal and then into the countryside without getting into the car. Within half a mile I have access to a train that will get me into Liverpool in less than twenty minutes. The point I am making is that the area has almost everything.

We have three double bedrooms, the house is solid and we both work from home. It has a yard that some neighbours have developed into a proper green garden - we haven’t got round to it yet. If my house went up for sale it would be comfortably within your budget.

I am a big advocate for here, after living in four other parts of the city.

Highfield Square house is lovely downstairs but has a tiny third bedroom, also not the best area.
i don’t mind Old Swan actually but it’s a very mixed neighbourhood.

the Wavertree house is lovely and towards the nicer end but in quite a busy location so you might want to check traffic, night time noise etc.

i love the West Derby house and you’d have your fourth bedroom, close to the park too…not sure what the area’s like?

The Wavertree one looks nice, but I’d swerve the Croxteth and Stoneycroft ones.

We live in childwall and it’s very nice. Good primary. We first bought three bed semi and later on four bed in the same area.
