Anyone else’s property on the market? How are you finding viewings?

Hi everyone just as title said. I’m a bit disappointed at the lack of them, houses round here normally sell quickly. A few have even sold and then went back on because they have fell through. Just to see how anyone else is getting on, are you getting as many as you expected?
Thanks

Same here, expected to sell quickly as sought after area but only a few viewings and none for the last 2 weeks. Been on the market a month and already reduced :(

NextPrimeMinister · 26/10/2022 23:40

Been on the market a week and 1 viewing. Reasonable price and sought after area. It's going to be much longer than we expected!

moistmingemist · 27/10/2022 00:01

No I haven't but as an avid market watcher and having just been to our bank on unrelated matters we were asked about our mortgage.

Upshot is market is slowing, interest rates are rising and mortgages are harder to obtain. These could be some of the reasons you're not getting the footfall.

Watch Movinghomewithcharlie on YouTube .

Shared stats on new buyer numbers being at a low

It’s so frustrating @EmmaRT and @NextPrimeMinister and when fresh on you expect the initial flurry. We are coming up to 2 weeks and 2 viewers. I did expect less due to all that’s been going on with interest rates but still more than what I’ve had! It’s murder trying to keep the house tidy! 😂 @moistmingemist yeah I’ve been following the news daily to see if any improvements apparently viewings are down by 50% I just hope something improves soon or it’s going to be a long stressful winter! Thanks @stevalnamechanger will have a watch!

Been on for 2 months now. One viewing. Offered 20k below asking. That's it.
Soul destroying as it's a gorgeous house in a lovely town and I really don't want to sell, I wish we could stick the whole plot on the back of a lorry and move it to where we need to live, and keep it haha.

stevalnamechanger · 27/10/2022 01:02

What pricing strategy have you gone for ?

Macaroni1924 · 27/10/2022 01:15

@PeekabooAtTheZoo I’m the exact same said I wish I could pick the house up and move it. I love my house can’t imagine feeling this way in another!
@stevalnamechanger is prices at offers over £5K under home report value

FlowerBrooch · 27/10/2022 08:02

I think unless people really have to move for work it’s so unstable currently there is little interest.

NextPrimeMinister · 27/10/2022 09:57

This thread has made me feel better though, thought it was just our house that had the problem!

We actually got another viewing yesterday, so 2 in 2 weeks.

Hoping Rishi comes up with a plan that helps reverse the interest rate hikes!

mondaytosunday · 27/10/2022 10:32

The market is still strong here, but there's generally a slowdown leading up to the holidays, then it picks up in the New Year.
But while houses are still selling, for the first time in months I'm being emailed by agents with their offerings (I bought last summer so are still on a few agent's books).

Macaroni1924 · 27/10/2022 16:05

@NextPrimeMinister definitely helped me feel a bit better too. I knew viewings would be sparse but I still expected more. Luckily the house we have bought are not in a rush so buys us some time. Really hoping that things stabilise though doubt it start till after the budget, wish it hadn’t been moved! Good luck with your viewing as they say it only takes 1! I’m trying not to stress but unfortunately I’m a born worrier 😂

Macaroni1924 · 27/10/2022 16:10

@mondaytosunday I think looking here there are still people selling and new ones popping up every few days but it’s the buying that doesn’t seem to be happening just now! Doesn’t help that we are lower end of the chain so upsizing, still a decent sized 3 bed, and they are moving to a new build. I wonder if first time buyers and those upsizing from flats are holding out till things improve.

Had one yesterday, they seemed to love it but have said today they want to wait until everything is more stable. So fed up!

Macaroni1924 · 01/11/2022 21:35

Eugh why bother looking if you’re not going to go for it! Good that you had someone out though means people are still looking. Hope they come back soon for you, they might worry someone else will come in first and they miss out 🤞 I’ve messaged my Estate Agent tonight he is available 24/7. Needless to say he hasn’t read it yet probably saw the first few lines and thought bugger this cba dealing with this tonight 😂 He just sold another one in an area local to mine yesterday but same town and was saying need more to keep up with demand. That one was only on a day more than ours so worried me even more that mine hasn’t sold! I know I’m being impatient but I don’t want to lose the house we have had offer accepted on.

NextPrimeMinister · 01/11/2022 21:46

No, nothing. Not a peep! I'm almost forgetting it's for sale. I've bought and sold 4 houses and never known itas quiet as this.

Glitteratitar · 01/11/2022 21:54

Not selling but we are buying. Put an offer on last week and we are proceeding with it.

Ultimately we need a house. Our monthly payments will be higher than what we planned, but we want to move. The house we have gone for had two other offers. So there is some activity. You might need to accept a price reduction though.

Macaroni1924 · 01/11/2022 22:08

Haha @NextPrimeMinister i know how you feel. I’ve had to get my act together tonight as things were slipping in the house. Leaving toys out etc so whipped round tonight and need to try and stay on top of it. Last thing we want is a viewing and it’s needing a massive clear up! I’m glad that you have previous experience to compare it too so at least you can confirm things aren’t normal. Wish you the best of luck.
@Glitteratitar congratulations on your purchase! That’s fab news. Yeah the mortgage for this house would be around £220 more per month than ours is. We are happy to take a cut I underestimated the value to ensure we had enough money to move. We are in Scotland so have our home report value. It’s been 3 weeks tomo but not sure how quickly to reduce or if a fixed price would be a good idea. Don’t want to jump to these too soon and end up with a lower price and still no viewings anyway.

Hoping that with all the folk out for Halloween someone will have spotted our house that maybe didn’t know or wasn’t looking yet…

Macaroni1924 · 24/11/2022 23:11

Hi @EmmaRT and @NextPrimeMinister how are things going for you both? We finally have an offer at exactly 6 weeks on the market literally to the hour. I said this last time but will say it again all going well I am never moving again! Obviously very early days but delighted to finally get and offer and hopefully it will go as smoothly as it can. I hope you are both having some more luck too such a stressful time.

OP posts:
NextPrimeMinister · 25/11/2022 18:12

That's great to hear you've had an offer! We're still in the same boat but not expecting any movement now as we approach xmas and likey drop the price in Jan.

Macaroni1924 · 25/11/2022 19:44

Thanks you. You never know I had honestly written it off till after Christmas and had planned a reduction for January. This family booked the viewing on wed, viewed Thursday and did offer the same day. Was completely shocked as I really didn’t think at this time of year there would be anything at all. Wishing you the best of luck and will keep my fingers crossed for you! 🤞

@Macaroni1924 did your viewer offer under/ over / asking price?

NextPrimeMinister · 25/11/2022 20:13

That's brilliant to hear! Congrats 👏

Fingers crossed we experience the same x

Iceyiceybaby · 25/11/2022 20:17

Reading this I might start chucking cheeky offers in and see if anyone bites
