Anyone else’s property on the market? How are you finding viewings?

Hi everyone just as title said. I’m a bit disappointed at the lack of them, houses round here normally sell quickly. A few have even sold and then went back on because they have fell through. Just to see how anyone else is getting on, are you getting as many as you expected?

@Chanel05 we changed to a fixed price 3 weeks in so got exactly what we wanted for the house. Potentially missed people getting into a bidding war, in the ends we had a few interested so was first come first served. I wouldn’t have accepted any less and was all set to still be on after Christmas.

@NextPrimeMinister have everything crossed for you, I know how horrible it is!

@Iceyiceybaby you never know but then folk selling would need to be desperate to accept an offer below the value of the property.

Can you explain what you did with your pricing please, what were you before? Offers over X and what you moved to? How is fixed price worded?

@NextPrimeMinister so for example we originally started out as offers over £185,000 (home report value was £190,000). We then changed to fixed price £190,000. We had noticed a few other doing this in areas just outside ours and they seemed to be selling so thought we’d give it a try. Think it gave people some certainty with what they would be paying which helped.

Thank you, we dont have a home report. Hmmmm.

We went on the market just before Truss blew the market up, and properties were all on at offers over and going above that due to multiple buyers.

We went on at offers over 250k expecting to get 260k ish.

We were thinking in Jan to go for guide price 250k as we realise the days of exceeding the price are very much gone.

Wondering now if we need to drop to £235 / £240 in Jan.

Went on start November, 9 viewings in week 1, 4 offers and accepted one at asking price. I had a fixed price as I'd never even consider viewing a property in for 'offers over'. It annoys me.

The op might be in Scotland where it’s the norm

We're not in Scotland but was advised to do offers over as the markets was so hot and things were selling in excess of asking prices. Think we missed that by a week!

Yep, it's gutting. I was trying to get repairs done to sell. They dragged on and on, builders either providing exorbitant costs, not quoting, not being available etc. Ended up going on a course and doing them myself and now not holding my breath the sale will go over the line. I did remortgage and went on to buy when the market was intense and overpaid for a property that needs work. Had a ceiling collapse in an outbuilding last week. Ah well, big picture and all that.

Before Covid and this uncertainty, My friend would have sold her house just like that. Mainly because of location, location, location - in particular it is on the Piccadilly line and two bus routes but she hasn't had so much of a squeak.

@NextPrimeMinister that seems a big drop, would it not better to have a smaller reduction now, otherwise waiting till next year you may find yourself chasing the market down.
