Agent doesn't use Rightmove... How bad is

Due to some farcical timing we're in a situation where we've made an offer on a new house while away on holiday, and have had to scramble to get our flat on the market. To cut a tedious story short, we have gone with an agent that doesn't use Rightmove. Our flat is in Edinburgh, so it's listed exclusively on ESPC today and will be on Zoopla and s1homes in a few days.

I'm stressing out that the audience is going to be significantly more limited. It's too late for us to do anything else now, so I'm hoping for some reassurance. Has anyone else had a good experience of selling without Rightmove? Or if you're buying do you look on Zoopla?

I wouldn’t use Zoopla to look for properties for sale. It just doesn’t occur to me to do so. I think of it as a ‘sold prices’ resource, primarily. Rightmove is my go-to. That said, I’m in England and wouldn’t be buying a flat, so perhaps it’s different.

We moved a few years ago in Edinburgh and I don't think we were on Rightmove and we had interest pretty much straight away which I assume was via ESPC. As a buyer (and for idle property daydreaming) I always tend to go for ESPC.

I much prefer right move for general browsing and day dreaming. When I was seriously looking for a property I used both.

ESPC is better for Edinburgh isn’t it? I’m pretty sure Rightmove was useless two years ago and we found ours via EPSC.

The vast majority of houses in and around Edinburgh are shifted via ESPC so I wouldn't worry about it.

If its Scotland then ESPC is where everyone will be looking. So dont think it matters that much if it's not on Rightmove.

Got four viewings booked for the weekend... Can't decide if I'm excited, or disappointed that more haven't booked. Surely anyone who's interested would be ready to pounce on a weekend viewing. This is SO NERVE RACKING!

RightMove is a total waste of time and money in Edinburgh.
ESPC is about 95% of your quality traffic. The rest will be picked up by Zoopla.
Your agent is obviously a solicitor agent so they know what they are doing! Well done for not going for one of the cowboys.

I wouldn't look on rightmove in Edinburgh.

Everyone sensible uses ESPC and sells via solicitor's property departments.

The only time I would expect to use an estate agent would be if I was miraculously looking at really high value stuff that might be on with Rettie.

If you were anywhere else in the UK, it would be a problem. However, the ESPC should be more than adequate.

I miss wandering around the actual ESPC office.

I used to do the Thursday & Sunday viewings for my solicitor. Plus a bit of showing for a bigger posh agency.

IMHO Retties are all fur coat and no knickers. Of all the non-ESPC agents, only Savills and Knight Frank are good. Don't get me started on Purple Bricks, Yopa and the like!

The data shows you get the highest price if you go with ESPC tho, not the "post" agents.

ESPC is Edinburgh Solicitors Property Centre...so solicitors! :-)

🤦😂 I think I assumed that Rettie's, Savills etc would have a solicitor department or something?! Honestly, I usually agonise over decisions and research the heck out of everything, but I've been catapulted into this one!

Retties will "recommend" you a solicitor when they find you a buyer. (Whichever of the local law firms has bought them the most golf outings recently!)

Solicitor agents are better because they are regulated by the Law Society. Non-solicitor agents are a law unto themselves!
