Agent doesn't use Rightmove... How bad is

Due to some farcical timing we're in a situation where we've made an offer on a new house while away on holiday, and have had to scramble to get our flat on the market. To cut a tedious story short, we have gone with an agent that doesn't use Rightmove. Our flat is in Edinburgh, so it's listed exclusively on ESPC today and will be on Zoopla and s1homes in a few days.

I'm stressing out that the audience is going to be significantly more limited. It's too late for us to do anything else now, so I'm hoping for some reassurance. Has anyone else had a good experience of selling without Rightmove? Or if you're buying do you look on Zoopla?

Cannot offer any experience, but to be positive, at least you are selling under Scottish law. Much better than the law on house sales in England which is a spivs charter.

You can still run into difficulties...thinking title issues here & a few other interesting quirks I've encountered.

But the solicitor is usually more help.

You have a lot more upfront costs too but we digress.

It'll be fine!

Never heard of ESPC always use RM.

@balalake I guess so, although on the purchasing side we have to deal with the "offers over" system which is utterly brutal!

@caringcarer have you bought and sold much property in Edinburgh....

Had five viewings over the weekend, and no notes of interest. One more viewing booked tomorrow. Feeling very edgy as all the places we were interested in had dozens of viewings in the first weekend and several notes of interest by the Monday. The home report gave us a higher value than we expected and I'm worried it might be priced too high.

Have you asked your agent for advice?

SobranieCocktail · 25/07/2022 21:46

Yes, she seemed to think it was a solid start, and to wait and see how things go.

Our flat is also decorated quite colourfully, and I suspect it's not very "on trend". I might ask her tomorrow if we should take a week out to redecorate it in neutral colours to give it a wider appeal. We're under some time pressure having made an offer subject to sale.

Yeah, just give her a buzz, she's there to help you! Don't worry, you're in a pretty normal situation believe it or not!

SobranieCocktail · 27/07/2022 15:09

We've had a note of interest!

Yipee!

Did it work out in the end?

I'm just about to sell a flat in Edinburgh and looking at selling firms, contemplating one without RM!
