I know new build photos are aspirational but surely this extreme should be banned?

The entrance hall in the photo is practically the size of the living room on the floor plan. I don't know where to start on the image of the kitchen.

It’s probably a photo of a bigger house on the development - I think lots of the just use a few standard photos for all the houses they are selling

That entrance hall cannot possibly exist as the plans appears to be of a completely different house. The stairs are in the living room rather than a hall.

Oh it's not the norm for Milton Keynes. These are particularly expensive eco houses.

The floor plan doesn't match up - I dont think the rooms look that big at all so I doubt if the hall is as big as the photo portrays.

Remember all the furniture is usually made to a smaller scale to make it appear bigger -

🤣 I didn't even notice that. I was too annoyed that they were using digital photos of a completely different house.

I notice when they list the "features" they coyly avoid anything about the size of the house Grin In fact many of the features have nothing to do with the house, eg, builder of the year, good school.

Also in the photos those bedrooms (from another bigger house) have no wardrobes! Check whether the actual smaller house can even accommodate beds! And given that space is at such a premium why have two bogs, including an ensuite in a two-up-two-down?

There are two showers in the photos though? And there are two bathrooms and two bedrooms so there aren’t more bathrooms than bedrooms? I’m getting so confused with this thread!

I thought this, too. This developer is a CF for not using properly illustrative photos for what is clearly a much smaller house than that shown in the photos.

Personally, I'd call them out on twitter or Facebook about it, but then I'm an irritating twat like that.

Also, they have air source heat pumps.... which can be expensive as they need to be on (using electricity) constantly to be in any way 'affordable' as turning them off and on means they'll then be trying to get up to temperature quickly, using a lot of energy to do so.

The asking price for what's on offer there is depressing.

Anther lazy floorplan omitting the actual square footage. The unprofessionalism they get away with. Grinds my gears. The pictures don't match the floorplan.

On a house that size, surely one bathroom would suffice. A second toilet downstairs, maybe, but not on the same floor.

agree though that 2 bed houses don’t need a bathroom and ensuite

@Echosound ah you have not been on mumsnet long enough it’s poverty to share a bathroom with your half and child abuse if children and adults share 🤣 back in the real world (family of 4 live in 3 bed with one toilet) the floor plan and pictures do not match. If I was an idiot and didn’t realise I would be pretty pissed when I turned up for a viewing.
