Hi,

I'm employed MA with 2 years experience and earning 41k a year. My job is at risk of redundancy. I am in two minds, shall i go for another employed roles or try something different like self/ employed? how hard is it out there for self employed Mortgage Advisers? Any help / guidance would be greatly appreciated.how much should I expect to make it a year?

How do you plan to market your business? That’s the biggie. Clients aren’t going to be queueing up for you unless you have something different to offer and really put yourself out there. What’s your usp? Are you aiming at self employed, or those with poor credit history? What can you offer that people can’t do themselves online via mainstream lenders? Do you have links with unusual/niche lenders that others don’t? How many months will your savings cover your living costs whilst you build up the business? Can you afford start up costs, ie renting office and utilities, marketing, equipment, professional subscriptions to platforms, professional indemnity insurance, FCA regulation fees, etc?

Fair enough, but what guarantees do you have as to the number of leads, how good they are, percentage of conversion, etc?

How many completions can you do, and what is the average earnings for each?

You need to make your own business plan/forecasts. There is no one size fits all. Some will barely achieve minimum wage, others will make decent money. All depends on quality and quantity of leads and how much time you put in.

Youd be best asking other agents of the same lead provider as to their experiences.
