When to give notice?

Hello, I've recently been offered a new job which I'm very excited for as my current job role has been awful. According to my contract I will have to give 12 weeks notice. I've provided all the information for my new employer and wondering when to hand in my notice. I really want to do it now and start the ball rolling with my notice but should I wait until all my pre-employment checks have been done which then delays it even further. I'm confident my references will come back OK, I've already got a DBS in place which is clear so there will be no issues there. Just wondering what other people's thoughts are?

Id wait until conditions have been met.

I know someone whose job fell through due to funding issues after it had been offered verbally and paperwork was being checked. Fortunately she'd not handed her notice in. Once the offer is guaranteed in writing then you're good to go.
