Empire Falls by Richard Russo is set in Maine.Also Courtney Sullivan's Maine.

I recently read the Good House by Ann Leary which is set in Mass.It's set in a small town outside Boston that has become gentrified and the relationship between the rich incomers and the locals.

Paul Auster has a lot of books that are set in New York.

Marjorie Morningstar by Herman Wouk is set in New York in the late 1930s and is quite entertaining

If you enjoy crime and sleazy politics, you may enjoy the novels by the late, great George V Higgins which are set in a city not unlike Boston. Books can be difficult to get hold of as now OOP in the UK; maybe worth looking for secondhand. He's brilliant at dialogue, but you have to read attentively.

Has anyone suggested Olive Kitteridge for Maine? It also has a bit set in New York.

We Were Liars by E Lockhart is set on an island off Cape Cod.

For New York, What Was Lost by Siri Hustvedt, or New York Trilogy by her husband, Paul Auster. Or a classic like The Age of Innocence or The Great Gatsby.

The Hustvedt novel was called What I loved, not What Was Lost.
