Dry hire venue in/around London

Anyone have any venues that they'd recommend around the £4k mark? Finding the filtering on websites like tagvenues etc worse than useless!

Refettorio Felix in Earl's Court: www.refettoriofelix.com/venue-hire-1 . Doesn't have a civil wedding licence so you'd need to do the legal bit elsewhere.
