Accommodation for 12 / 14 people - Central Scotland??

Our ideal would be a single house with at least 5 bedrooms of which 1 would be a double with ensuite (if it could be downstairs even better). The remaining rooms can be flexible.

There will be teenagers & adults. Have been looking at places from Peebles to Stirling / Calendar and would go as far as Perth and surroundings but can't find anything with the above criteria. The best so far is 2 chalets of 6 but given the awful weather this year not so keen now the nights are getting darker on having to run between the 2. 🤣

Any suggestions of bigger houses gratefully received! Or a hotel with somewhere for everyone to congregate - but would need things nearby to occupy everyone.

Look up Bonnyside House just outside Falkirk. It could do with a little TLC but our large multi-generational group really enjoyed it. Has a cinema room and small swimming pool. It bucketed down the whole weekend so we were very grateful for those!

We stayed in Toftcombs House, Biggar a few years ago for a friend’s birthday, lovely old house, plenty big enough. Other friends have stayed in Moffat Mansion recently. Both south rather than central but worth a look,

We've used Crabtree and Crabtree for cottages in Northumberland before and they have some in Scotland but not sure if they go far enough north for you?

Look at the Landmark Trust. There seem to be three places of sufficient size in Scotland. One is in Kintyre which might be a bit out of the way but the other two are more central. https://www.landmarktrust.org.uk/search-and-book/location/scotland/#Search

Crieff Hydro has a big holiday lodge / cottage place they let out. Or at least they did 10 years ago.

Really appreciate everyones input. Had spent hours searching. A couple of them are not open for bookings, but I've e mailed a few and will see if any luck. Looks like for properties this size you need to make contact direct for availability - and 7 a.m. was a little early to call!
