Best holiday park in cornwall?

I’m looking for a holiday park which has a beach within walking distance, reasonable public transport links and with a swimming pool please?
Probably would prefer south cornwall but open to all suggestions.

Praa Sands Holiday Park is one of the southernmost holiday parks in Cornwall. That means it is well placed for the rugged south coast and visits to Lands End and the pretty seaside town of St Ives, but it is an extra hour's drive if you are coming from London (compared to Bude).

The park itself is well equipped, with an indoor swimming pool (just in case you endure a week of rain), a gym, sauna, bar and restaurant. It's also home to Praa Sands Golf and Country Club - although if you manage to fit in a round of golf whilst looking after children then you are doing a better job than me. Get it here

The Park in Mawgan Porth is lovely. Has a selection of accommodation and we've enjoyed a couple of stays there.

I haven't been to the holiday park but I have been to Perranporth and loved it.
