5 acres of land split into 7 fields. Two winter turnout areas approx 20 x 20 m. Stable yard with 2 x 14’x 14’ brick built stables and 3 x 12’ x 12’ wooden stables. Lockable tack room . Area under cover for hay. Storage area for tools etc and a feed room. 20mx 40m outdoor arena with lights.
electric and water. 3 pony size stables currently used for storage.
easy access to woods and moors - about 10 minute ride down a village road.
yard is set back from road, behind houses so no problem with walkers feeding horses etc.
N W England.

That would be about £400 to £500 a month sole use where I am... Or £150 per horse for multiple owners

Did you mean to rent or buy? Where I am I think about £150k to £200k depending on drainage.

NW is very big. Is it a remote area or easy drive from a large town?

North manchester commuter belt land is about £20k an acre, maybe add another £50k for the structures.

To rent £40 - £100 a week depending how many it happily supports.

Which is why there is no money in running a livery yard. £3k a year for a £150k investment which would give you £7k a year in a good savings account without the stress and upkeep.
