Girls age 12 = adult size???

Please help. Is a women's small (or perhaps x-small) going to fit a girl who is comfortable in an M&S children's age 12. Really want to impress my niece at Christmas but not sure of sizes. Thank you.

Thanks for the help. My brother (her dad) says she wants a Hollister t shirt but I can only seem to find ladies sizes, not girls.

Hollister sizes are notoriously small. Not that I've evr bought one but I've heard people say that.
