Struggling with 2 year old's nightmares

Help! My 2 year old (3 in Dec) is having nightmares. She talks about a scary man in her room. She seems genuinely very scared & doesn't want to be by herself. We live in a flat so I am never very far away. I have tried to 'take away the scary' by lifting it up & 'carrying' it out of the room. I've put a little light on & a big teddy by the door to 'look after you' but she just wont settle and is hiding under the covers. DD2 (9 months) is still stirring regularly in the night & am working 4 days a week so am exhausted.
There hasn't been any recent upheaval or changes so not sure the root of this but would welcome any advice here.
