My 1 year old moans in his sleep

Any advice or experience similar to this? When my son was 3 months old he moved from moses basket to cot as he was growing fast. When he started sleeping in his cot he slept peacefully first few months however after teething started he started to moan in his sleep for 20 minutes to sometimes one hour in the middle of night from either 2 or 3:30 in the morning. He sleeps in our room and he sleeps wearing a baby sleeping bag to stop him moving about too much. Sometimes if my husband tries to sleep in a another room he can still hear the moaning as we live in a ground floor flat. My husband has to go to work for 8 in the morning sometimes and leave home at 7:30. sometimes he will eventually quite down on his own but other times we have to co sleep with him to get him to settle especially if he has night terrors. Because of the co sleeping we worry about his safety so we brought a safety rail for our bed. He is now one years old. Has a one hour or hour and half nap during afternoon bedtime routine would be giving him milk, bath, snack and then approximately 30 minutes reading bedtime stories. He falls asleep between 8 and 8:30 wakes up either 6 or 7 in the morning.
