Advice to crack my 4 year olds sons current refusal to go to bed

I know that I have made a rod for my own back and that I am to blame, but, from the moment that he was in his own bed I have sat with my son and read him stories in order for him to get to sleep, ranging from 3 - 6 short books, it always worked and I used to rely look forward to bedtimes. Just recently he has become really challenging at bed times, messing around and generally doing the opposite to what I am asking I'm to do. I am clear with my sanctions and will close the book if he stops and will walk out of the room and sit on the stairs or go into the lounge if he continues. He really is testing the boundary at bed time in a way that he never does during the day. He is so tired after school and really does need sleep. I am at my wits end! Is this just a phase? Any tips to try? Help....
