Have a job to get little man to sleep

Has any one got any tips, at night I really struggle to get little man to fall asleep. I start his night routine at 6pm. Which is a bath, massage then a feed which he will fall asleep. But As soon as I put him down he wakes up. I keep try this until finally he will stay down at 9.30 or 10.
Every where I read says if he goes to sleep earlier he will sleep better. But can't get him to sleep.

have you got things like low lighting in the room?
one quirky thing, our lo won't sleep with his feet incovered ie no socks/sleepsuit

our hv suggested as well a comforter maybe like we have a musical seahorse so we put that on every night for routine

she also suggested avoiding eye contact and talking after you sing songs/read stories if thats something you do

Thanks for replies. Little man is 6 months old. He wears a little grow bag to bed. I've got a little dog that goes different colours and he has had the same music he had since he was tiny. Baby sense lullabies music.
