Secondary/grammer schools Surrey/London

I work near Liverpool street station in London and looking for moving to some place where there are some good schools (an option of grammer schools as well) and somewhere kids can grow and be good!

Somewhere where I can find 4 bed place under 350K!

Sorry I am not mom but a dad! Joined this site as their was some useful information on it! Hope it doesn't cause any concerns!

London Borough of Sutton has grammar. There are some good schools, but it does depend where you live in the Borough - and whether you have a DD or DS. Some parts of the Borough are in Zone 4 - some 6. There is the Thameslink train as well through some stations.
You can get 4 beds for that £ - but again it depends on the area. Grammar doesn't depend on catchment area, but of the others that do, there are areas in most that you could get required housing. Worth checking with LEA where each of a preferred school took their furthest away from child last year. It is only a guide, but it might give you an idea of whether you might get in.
Plus side is you're close enough to London, and close enough to get out of London!

Surrey doesn't have grammar schools. In the catchment of sought after comps you would have to look hard for a 4 bed for that price. Have you tried Essex or Redbridge?

There are good schools and grammars in Bromley and Bexley. Not sure about direct trainst to Liverpool Street but you can get to London Bridge and Cannon Street v.easily.

Bexley would be good for you. Old style 11 plus (the whole borough takes it). Between 20 and 35 minutes into London (Charing x or Cannon Street) Parts of the borough are nicer than others but there would be quite a few houses in the pleasant bits for under 350k.

Chelmsford might be worth a look. Grammar schools, houses in your budget and trains into Liv St in just over an hour.

None of those Grammars are in Surrey though. Kids from Surrey have also been known to go to the Reading grammars and I expect Kent ones too.

Parts of Surrey have Hampshire postal addresses and vice versa.
Admittedly is Surrey the only LA to have its headquarters outside its own area?

Surrey is stuck having it's HQ in Kingston due to it having been given the property via some sort of covenant meaning they can't sell it or something!

I second roodancer, Chelmsford would be good for Liverpool street - nice area and some great grammars there.
Alternatively, walk from fenchurch street line and try Leigh or Southend (two less selective grammars there)

Be careful tho: your kid might not get into the grammar and you mightn't like the alternative.
