House offer due to time out, do I need to notify EA?

I put an offer in for a house (via a lawyer). Due to problems selling mine, the offer will time out soon I will not extend/re offer at present. I have contacted the owner directly to explain (& apologise). Should I contact their EA too, directly or via lawyer, or is what I've done so far enough?

The two key aspects are the amount being offered and the date of entry. It's not unusual to ask for date of entry to be modified if need be.

I'm not sure what you mean by offer timing out.

@Seeingadistance the offer was 'subject to sale' & gave a 6m timescale It was accepted, so the property was 'under offer'. When having my Home Report done I discovered I needed major building work (insurance job, taking time). I've explained to the owner directly & apologised. I suggested they put rtheir house back on the market & I would contact them again if in a position to proceed.

That must have been a very unpleasant shock when you got your home report done!

It would be up to the sellers to get back in touch with the estate agent, and if I were you I'd get my own solicitor to confirm the situation in writing to their solicitor.

@Seeingadistance thanks - yes, it was. My original offer will expire tomorrow (waiting on building timescales but no joy yet). I'll contact their EA tomorrow (my lawyer sent an offer letter to them)
