Cost of private student accommodation in Edinburgh

DD will hopefully be starting uni at Napier next month. We know how much halls Iwill be in the first year (£200 per week for 39 weeks). But I’m curious about costs once she’s into 2nd year and onwards.
when she will presumably be in private rented accommodation. How much can we expect to pay? Also, will she be tied into a 52 week contract?

They have the info for university accommodation, but no guidance on costs once they’re out of halls from second year.

I can’t help you with current market rates, but I think a 52 week contract is unlikely. Edinburgh landlords can rake in a fortune during the festival so the student lets reflect that.

You can search for rentals on ESPC. I'm not sure about student flats, but one bedroom flats in most central areas are around £900 to £1000 per month now at least.

That would be great. There’s no need for a 52 week contract—but I had to pay that when I was at uni and in private accommodation—but not in Edinburgh.

She’ll be sharing so hopefully a bit cheaper, although I know there’ll be bills on top. For 1st year we’ll pay £800 per month, including bills.

DC in 2nd year at U of E has recently taken a private, shared flat, with friends, each paying £800 a month plus bills. Eye wateringly expensive. But seems to be standard in the typical student areas eg Marchmont, Newington, Bruntsfield etc . Friends daughter is £750 a month plus bills in Morningside.

the market changed a couple of years ago for it to be more onerous on ll to chop and change from student let to air bnb for the summer. It is still competitive as there is a shortage of supply, recent rents vary from £600 pcm upwards excluding bills except water. Private halls are upwards of £225 per week.

Last year my DD had a cheap £475 pm each 2 bed in Royal Mile/Cowgate area. Third floor and clearly not decorated for some time (the vacuum cleaner had a Made in West Germany badge). However I think this is at the bottom of the price range. Most friends were £600+ pm. Private halls are £££ these days in Edinburgh. I remember the Unite halls near Haymaker being less than £100 a week.

DC is paying £700 for a room in a 5 bed fairly large flat. Bills are about another £40 (gas, elec, WiFi). Most of their friends are paying similar, some around £725.

There's no such thing as a fixed term let for student rentals not in halls - what this means in practice is some students end up paying over the summer in order to know they have somewhere to live in the autumn term.

It would be good to keep it at £800 per month plus bills. Does it make any difference that it’s Napier and therefore further out of town? At least I think it is! I don’t know edinburgh at all.
