Waiting since last week for a response to an offer!

We put in an offer on Thursday, at home report amount, no other notes of interest and property had been on the market for just over two weeks (when we put the offer in - now it’s three weeks). We still haven’t got a response from the owner! Our solicitor has chased - I’ve no idea why it would take so long for seller to decide? We were anticipating the seller might come back with a counter offer, maybe this is a delay tactic to see if they get any more interest? Starting to feel put off, wondering if the seller is going to be difficult to deal with. Should we set a timeframe for a reply?!

2 weeks is not long at all to be on the market. They might have other viewings booked in and hoping to get more offers and will then go to a closing date. If you haven’t heard anything by the end of this week I’d just leave your offer on the table and continue looking at other properties. Good luck!

Its strange they havent come back with anything at all? I made an offer on a property recently and the owner said they would consider an offer at the level mine was at until the property had been up for a month or so, so they could gage interest. I left my offer sitting on the table and a few weeks later they came back to negotiate. Is the property in a popular area or a closing date likely?

Yes agree two weeks isn’t that long, although it’s been three weeks now. We’re definitely going to look at other places if anything comes up! I reckon you’re right and they may be hoping to get more interest.

I thought they might come back and say no or counter offer, but wasn’t expecting them not to come back at all! It’s in a popular area but it needs work/upgrading and what we’ve seen around here is a lot of properties are taking longer to go under offer/not many going to closing date.

I expect they are waiting for another note of interest and then they'll go to closing date.
When we put in an offer we put an expiry date of 1 week on it so they couldn't use it to say to others they'd already had an offer of X and go to a closing date.

Thanks and this sounds like it might be a plan. We have another property to view this week so if we are keen on that we’ll need to think about how to proceed! I would rather the seller just say what they’re doing - even if it’s not good news for us - rather than have radio silence! But obviously understand the seller is trying to get a good outcome for themselves too.

I like @GrandShow idea. Totally agree they will likely be waiting to see interest but a bit poor they cant just say that?!

Yes would rather they say - and would also understand if they were waiting. Think I’ll speak to our solicitor tomorrow and see what she recommends.

Well they still didn’t reply so we withdrew the offer as there’s another place we want to offer on!
